Project nears sellout
As the Woodale of Bartlett community nears a sellout with seven homes remaining, Sundance Homes Inc., the developer, is putting the four display homes on the market as well as three production models.
The display homes include many amenities that are offered as optional features, according to Michael Schall, vice president of Sundance. These include built-in bookcases, cathedral ceilings, landscaping, oak rails, wallpaper, decks, greenhouse windows and extra baths. ”
Originally priced from $107,510 to $142,855 with the optional features, prices have been reduced $10,000 on the display homes, Schall said.
The production homes, or those that have been built before being sold, include the Linden, Chaparrel and Cambridge models. Prices on these homes have been reduced up to $2,000 from original price range of $83,900 to $106,600.
An open floor plan characterizes the Cambridge, whose kitchen anchors the formal living and dining areas on one side and the family room and breakfast nook on the other side. A laundry center, half bath and attached garage complete the first floor. The master suite, with wrap around closets and private access to the full bath, and two secondary bedrooms comprise the second floor.
The Linden is a raised ranch with formal living and dining rooms, a master bedroom and two guest rooms. The home`s lower level can be finished with a full bath, fourth bedrooms and family room with an optional fireplace. The two-story Chaparrel has a 12 by 21 foot living room and adjoining dining room with optional bay window. The kitchen and breakfast nook adjoining the laundry center and half bath. A fireplace is optional for the family room. The master suite has a walk-in closet and full bath and three secondary bedrooms are served by another full bath.
To reach the project, take the Northwest Tollway (I-90) to Ill. Hwy. 53 south to Army Trail Road, then west nine miles to Ill. Hwy. 59 and north a mile to Struckman Road.
REALTY BEAUTY CONTEST
Nominations for awards recognizing properties that have been substantially beautified or renovated on the city`s North Side are being sought by the North Side Real Estate Board. Owners, neighbors, community organizations, architects and contractors are being asked to send descriptions and photos of the improvements for properties nominated to the board`s office at 2625 W. Peterson, Chicago, 60659, by the March 1 deadline.
A committee from the real estate board will visit the nominated properties and winners will be announced in April. Awards will be given for single-family homes, two- to four-unit apartments, condominiums and co-ops, five-plus apartments, apartments with offices or stores attached, commercial and business property and community group improvement projects.
Work on the properties must be completed by the date of nomination. All improvements must meet local code requirements and buildings with code violations will not be considered. The property must be located within the jurisdiction of the North Side Real Estate Board. For more information contact the board at 769-3888.
REALTOR POSTS SALES GAINS
Boosted by sales of expensive homes and condominiums, Kaplan & Associates Realtors, Inc. posted a 10 percent sales gain in 1984 to more than $55 million, the company has reported.
Richard Kaplan, president of the firm that specializes in properties on the North Side of Chicago, said that homes selling for $300,000 or more made up 20 percent of the firm`s business in 1984. Kaplan said the average sales price in the Near North, Lincoln Park, DePaul and North Lakefront area where the company concentrates its business was $1400,000 in 1984, up nearly $10,000 over 1983.
Kaplan said the company`s performance was topped by November sales that were the best in its history. And he predicted sales would continue strong for at least the first six months of 1985.
100-YEAR RECORD SET
Merrill Lynch Residential Real Estate (formerly Quinlan & Tyson) reported a total $47 million in residential sales production for January. This represented 345 transaction and average production of $2.6 million for 18 sales offices covering the North Shore, northwest and west suburbs.
