Glenlake Venture, a joint venture of Illinois Tool Works (ITW) and Glenlake Cos., one of the James Cos. of Illinois, has plans for the development of Glenlake Estates, a residential community of 193 homes in north suburban Glenview.

The proposed development, with less than 3 1/2 units an acre, will be on a 56-acre parcel belonging to Signode Corp., a subsidiary of ITW, on the east side of Pfingsten Road, across from Glenbrook Hospital. Construction will begin after approvals are secured and is tentatively scheduled for fall.

”We will present the proposal to the Glenview plan commission on Aug. 14,” said Jerry James, a vice president with the James Cos. Meetings have been held with residents living near the project to acquaint them with the plan, he said.

Although currently in unincorporated Cook County, the proposed project includes the annexation of the entire Signode property into the Village of Glenview.

The 104 single-family homes proposed will be built on lots averaging 13,100 square feet, with none measuring less than 10,000 square feet. The residences-priced from $350,000-will range from 2,700 to more than 3,300 square feet and will include three or four bedrooms. Some will feature first- floor master bedroom suites.

The homes will be on the north portion of the property, adjacent to existing homes on Winnetka Avenue.

Three architectural firms, OAI, the Martin Organization and Matthias Jans and Associates, have been contracted to design the single-family dwellings.

A total of 89 townhouses is planned for the area between the existing Signode buildings and the proposed single-family homes. Ranging from 1,700 to 2,100 square feet, the townhouses will include two or three bedrooms, many with first-floor master bedroom suites and dens. They will be priced from $250,000 to $300,000.

The Balsamo/Olson Group will be architects for the townhouses.

To create additional acreage for residences, the Signode water tower and the smaller of two office buildings will be removed from the property. The remaining office building will be the corporate headquarters for ITW, along with the other buildings on the campus, all of which are south of the proposed development.

Proposed site improvements include separate entrances to the residential and ITW portions of the project, a widening of a section of Pfingsten Road for better traffic flow, installation of sidewalks along Pfingsten Road and sections of West Lake Avenue, construction of public streets with curbs, gutters and sidewalks within the development, parkways with tree plantings in excess of the village ordinance, and some adjustments in water retention capacity.

– More than 100 works of art valued at $82,500 will be displayed in the Millbrook, a home on the market for $925,000 at Hunt Club Farms in far north suburban Wadsworth.

This new approach to marketing will herald the Monet Collection of homes which debuts this summer at Hunt Club Farms.

”From now until we`ve sold our last home there will be a revolving collection of fine art in at least one of our new homes,” said Gerald Fogelson, developer.

Valued at $65 to $3,500, the works of art were selected to coordinate each room`s function and interior architecture.

”We worked closely with our local art consultant, the Millburn Galley in Millburn, selecting from a broad range of sculptures, paintings and ceramics that would enhance each room in the Millbrook,” said Mary Nigro, of Eve B. Lee & Associates, broker for Hunt Club Farms.

The five-bedroom Millbrook is built on a two-acre lot.

To see the art exhibit at Hunt Club Farms, stop at the visitor center on Stearns School Road, a quarter-mile west of Hunt Club Road in Wadsworth.

– The Zale Group has opened two furnished models at Doubletree in Buffalo Grove, a 141 single-family home section of the Woodlands at Fiore. Prices at Doubletree range from $242,500 to $309,000.

With the addition of the Andorra and White Oak, six models are open for viewing at Doubletree.

The Andorra, with 2,435 square feet, is priced from $242,500. The White Oak, priced from $247,500, with 2,625 square feet, has a loft and a den that can be used as a guest room.

Homesites at Doubletree range from one-third to one-half acre. Sixty-seven homes have been sold.

All homes include four bedrooms, dens, family rooms, two-car attached garages and 2 1/2 baths. They are the Mountbatten, a 2,772-square-foot home, priced from $256,500; the Cornelian, from $267,500, with 2,932 square feet;

the Broadmoor, a 3,087-square-foot plan, from $288,500; and the Glastonbury, a 3,347-square-foot home, from $309,000.

Doubletree houses offer three-car garages as an option.

Standard features on single-family homes at the Woodlands at Fiore include wall-to-wall carpeting, smoke detectors, insulated glass wood patio doors with screens, gas-fired forced-air heat, concrete driveway, aluminum siding with brick front.

The Woodlands at Fiore is on Half Day Road (Illinois Highway 22) between Milwaukee Avenue and Illinois Highway 83 in Buffalo Grove.

– Models have been opened at Crystal Creek, a Burkart and Oehlerking Inc. development in Lake in the Hills.

The subdivision is scheduled to include 143 single-family homes priced from $125,900 to $151,900. Phase 1, which features 30 homes, opened four months ago and is nearly 70 percent sold.

Eight floor plans are available, with plans to introduce two additional designs. Each plan features three to four bedrooms, 1/2 to 2 1/2 baths, kitchen with breakfast area and attached two-car garage.

Lots range from 8,870 to 20,000 square feet.

Crystal Creek offers a natural setting. It is surrounded by trees, bordered by a creek, adjacent to an equestrian riding stable and backs up to a public nature preserve.

To visit the community, take Algonquin Road (Illinois Highway 62) west to Pyott Road. Turn north on Pyott and go one-half mile to the community entrance, on the west side of Pyott.

– What are balloon mortgages, adjustable-rate mortgages and IHDA? These are just some of the questions home buyers encounter when purchasing a house. To answer these questions and explain financing terms and options, loan professionals and sales representatives will be available for workshops on July 28 and 29 at Bennington on the Lake, a Carol Stream community developed by Kimball Hill Inc., sponsor of the Home Buyers` Workshop.

Held in conjunction with Kimball Hill Inc.`s 50th anniversary celebration, the workshops are open to the public and will run at 10 a.m. and 2 p.m.

Both workshops will explain how to qualify for different mortgages, how much buyers can afford when purchasing a home and will cover a variety of loans and mortgage programs available to prospective buyers.

Bennington on the Lake is a community of 184 townhome-style condominiums, priced from $92,000 to $110,000, and 94 fee-simple townhomes, priced from $121,900 to $129,900.

To attend the workshops, take Illinois Highway 53 south to Army Trail Road. Exit west on Army Trail past Stratford Square shopping center to Bennington on the Lake, near the intersection of Army Trail and County Farm Roads.
