A developer whose plans for a new Schaumburg shopping center have been on hold while he lined up tenants may soon get a green light to proceed.
The Schaumburg Village Board this week tentatively approved the rezoning of a 7-acre parcel at the southwest corner of Higgins and Plum Grove Roads from single-family residential to general retail business.
The rezoning is being sought by Spircoff Builders and General Contractors Inc. of Harwood Heights, which plans to build a 60,500-square-foot shopping center on the site, just north of Conant High School. The center will be named Cambridge Plaza.
A final vote by the Village Board is scheduled for later this month.
Late last year, the Zoning Board of Appeals recommended that the rezoning request be rejected because the developer had not signed up any tenants for the center.
Chairman Fred Dietrich said this week that the board had objected to granting ”speculative” zoning for the property.
So, at Spircoff`s request, the Village Board deferred action on the rezoning request for six months to allow the developer time to negotiate with prospective tenants.
Village trustees learned this week that Spircoff has signed leases with tenants who will occupy just over half the center`s floor space. The types of businesses include an ice cream store, dry cleaners, travel agency, jewelry store and hair salon.
As a condition of the rezoning of the property, the developer will be required to turn over to the village the right of way at the Higgins-Plum Grove intersection to accommodate a roadway improvement project, Village Manager George Longmeyer said.
