A spring 1993 opening is scheduled for a new grocery and drugstore development approved this week by the Hoffman Estates Village Board.

Trustees unanimously approved plans for the proposed Jewel Food Store and Osco Drug center on Palatine Road near Chambers Drive in far north Hoffman Estates.

Construction of the 65,000-square-foot store is expected to begin next month.

In approving the project, village trustees included several conditions that the developer must meet.

After the center opens, the developer may have to install additional landscaping or fencing if glare from motor vehicle headlights affects residences in the nearby Hearthstone townhouse development.

The village will assess the impact of headlight glare once the center opens and determine whether additional steps are required.

Lights on the building and in the parking lot also must be designed to minimize light spilling over to adjacent properties.

The village also will require that air conditioning units and other rooftop equipment be screened from view.

Jewel agreed to pay half the cost of a new traffic signal proposed at Palatine Road and Chambers Drive.

The store will be open from 6 a.m. to midnight each day, with deliveries restricted to between 7 a.m. and 9 p.m.

The grocery and drugstore is being built on 8.2 acres. The land is part of a larger parcel subdivided into two lots, village officials reported.

The second lot of 8.2 acres would be developed in the future subject to village approval.
