New soil and ground water studies will be required on the site of a proposed 20-home subdivision in Hoffman Estates before the project receives more consideration from the Village Board.
Village trustees Monday tentatively approved plans for the Creekside Subdivision, a proposed development of single-family homes on 7.6 acres on the south side of Golf Road, east of Harmon Boulevard.
But board members led by Trustee Richard Cochran said they want the developer to provide updated information on the conditions of soil, ground water, wetlands and data on related issues before considering final approval.
Cochran noted that the last engineering study of the property was done three years ago when a townhouse development was proposed for the site. Cochran said he wanted to know if subsequent development in the area or other factors have changed conditions on the site.
The previous engineering report indicated that proposed homes at the south end of the property-those south of Creekside Drive-should not have basements, because of a high water table in the area.
Attorney Bernard Citron, representing the developer, agreed with the board`s request for an updated engineering study.
Citron said the ground water issue was expected to be less of a concern now because the scope of the current proposed development is smaller than the plan three years ago. He also said the developer, Schaumburg Chrysler Plymouth, is willing to build some homes without basements if project engineers recommend that.
Several projects have been proposed for the property over the last two decades, according to village officials.
In 1972, the property was rezoned from residential to business after an ice rink was proposed for the site. The ice rink was never built, and the zoning classification reverted to residential.
In 1987, the Village Board turned down a proposal for an automobile dealership. Last year trustees rejected a request to rezone the property to permit townhouse construction.
Under the current plan, 20 single-family homes would be built on the site, each with a minimum lot size of 7,500 square feet. According to the developer, the homes would range in size from 1,800 square feet to 2,400 square feet and would carry base prices of $180,000 to $210,000. All of the homes would include three bedrooms and two-car garages, the developer said.
The project would be built in two phases, with 12 homes built in Phase 1 and eight in Phase 2.
