Red Seal Development and Jacobs Homes have opened sales on their fourth and latest joint venture project, The Villas at Manchester Greens in northwest suburban Buffalo Grove. The new 58-home community is adjacent to the Buffalo Grove Golf Course.

Designed by Rolling Meadows-based architects SDG, the five free-standing, single-family floor plans will include two to four bedrooms, 2 1/2 baths, a basement and an attached two-car garage.

“Depending on the plan selected, buyers also will find lofts, dens, volume ceilings, first-floor master suites and more,” said Keith Jacobs, vice president of Jacobs Homes, Inc. and project partner.

Base-priced from $239,900 to $274,900, the homes offer from 1,710 to 2,090 square feet of living space.

Currently, the partners have plans to construct two model homes, both to be furnished by The Concept Group of Northbrook. Until the models open in early spring, buyers can review the plans at the on-site sales center.

During preconstruction, the first 10 Villa buyers will receive a $5,000 allowance to discount lot premiums or purchase optional incentives, according to Red Seal vice president Brian Hoffman, co-partner. So far, the project is 10 percent sold with two of the sales on golf course lots (11 total available.)

To reach the site, take Illinois Highway 53 north to Lake-Cook Road and exit east to Buffalo Grove Road. Turn north to Old Checker Road and drive west to Manchester Drive. Turn left to the sales center.

– The Residences at Chicago Place, a condominium development on North Michigan Avenue, has opened a new furnished model.

“It’s been more than two years since we opened our three original models, which are largely traditional in style,” said Matt Weeg, marketing-sales director for the 49-story high-rise at 700 N. Michigan Ave., which has a private entrance at 100 E. Huron St. “We wanted to show a different, more modern design possibility.”

The new model’s interiors were created by John Robert Wiltgen, Chicago-based interior designer.

The 2,104-square-foot plan, available on floors 30 through 39, has two bedrooms plus den and 2 1/2 baths. It is priced from $457,500.

The living and dining area has curved windows and a glass block wall which divides the living area from a long entry hall and gallery. The master bedroom suite includes dual walk-in closets, a dressing area and private marble bath with tub and separate shower stall. The model has two entrances, one to the foyer and the second to a hall off the kitchen.

The Residences at Chicago Place, developed by Denver-based Brookfield Development Inc., consists of 204 condominiums and duplexes with 1,365 to 3,886 square feet of living area and base prices from $210,000 to $1,425,000. The development includes a retail atrium anchored by Saks Fifth Avenue and 50 specialty shops.

– Sarkis & Son Builders has opened its first model home at Sarkis Estates, a new 50-acre development in south suburban Mokena.

The 3,500-square-foot model, a contemporary home priced at $410,000, is part of the 74-home development offering residences priced from $260,000.

The two-story home’s exterior has French Quarter brick and cedar siding, turrets and arched windows, according to Joseph Sarkis Arakelian, head of the building firm.

Features include a two-story foyer with a 7-foot extended half-circle window over double-entry doors, a half-octagonal shaped formal living room with three-tier ceiling and oak floors and a sunken family room with an 8-foot fireplace.

A second floor balcony overlooks the foyer, kitchen and family room. The 2 1/2-bath home has a master bedroom suite with coffered ceiling and three secondary bedrooms.

Sarkis Estates is on Francis Road (LaPorte Road) at Town Line Road, three miles west of U.S. Highway 45. The model is at 12118 Sarkis Dr.

– Grand opening ceremonies were held last week to mark the start of construction at Maple Brook Estates in southwest suburban Bolingbrook, a 93-home single-family community being developed by Neumann Homes, Inc.

Elizabeth Brooks, sales manager at the Naperville-based development firm, said roads and underground improvements for the project are completed. “We’re more than half sold out in Phase 1 with 34 of 53 homesites already spoken for,” she added.

Eight single-family floor plans ranging in size from 1,350 to 2,400 square feet are offered at the 30-acre community. The ranch and seven two-story homes have three or four bedrooms, 1 1/2 to 2 1/2 baths and an attached two-car garage. Each is available in three exterior elevations, all with maintenance-free siding in a variety of color and trim packages. They are base priced from $129,900 to $190,900.

As part of the grand opening celebration, Brooks said all Maple Brook homes include oak doors and trim, central air-conditioning and a built-in woodburning fireplace as part of the base price.

The on-site sales center is on 115th Street one-fourth mile west of Weber Road in Bolingbrook.

– Sales are now under way at Pasquinelli Construction Company’s new Pembroke Estates at Central Avenue and Rodenburg Road, east of Gary Avenue in Roselle.

As planned, the community will have 288 two-story townhouses to be built three, four or five units to a building in 70 total buildings, according to Paulette Meyer, sales manager. Base prices range from $126,990 to $136,990.

Included in the new product line are three 1,465- to 1,705-square-foot floor plans with two or three bedrooms, 1 1/2 or 2 1/2 baths, central air- conditioning, eat-in kitchens with appliances, carpeting and attached two-car garage.

Construction is scheduled to start this fall on three models. All will feature furnished interiors and are expected to open by year’s end. First occupancies are anticipated for early spring 1994, Mayer said.

To reach the on-site sales center, take U.S. Highway 20 west to Gary Avenue in Roselle. Turn right to Central Avenue, then turn left to Rodenburg Street.

– The developers of Barclay Place, a condominium complex in north suburban Lincolnwood, have scheduled a grand opening celebration on Sunday for the second of its twin seven-story towers.

Barclay Place is being co-developed by Robin Construction Co. and Sandz Real Estate Co. and built by Robin Construction Co. Principals are Albert Robin, Richard Robin, Richard Zisook and Michael Supera.

The party brings together for the first time residents of the complex’s completed and occupied first tower and future neighbors who have purchased more than 60 percent of the homes in the new tower.

Construction of the final phase is nearly complete and occupancy of the tower’s 84 residences will begin this fall, according to Marsha Garlovsky, director of sales. The towers are joined by a two-story atrium lobby.

The new two- and three-bedroom, 2- or 2 1/2-bath condominiums range in size from 1,732 to 2,295 square feet and are base-priced from $249,500 to $374,500. The units have one or two large terraces, formal foyers with recessed ceilings, 8 1/2-foot ceiling heights and woodburning fireplaces with marble surround and hearth with gas starters.

The complex at 4545 W. Touhy Ave. has 24-hour-a-day door service. Amenities include two indoor heated parking spaces with remote control device per residence as well as an outdoor swimming pool and sunning deck with a whirlpool, a separate outdoor patio deck, men’s and women’s fitness rooms with saunas, a tennis court, card rooms and a party/hospitality room.
