Northbrook-based Red Seal Development has opened sales at Sedgewood Cove, a 134-home single-family development overlooking Crooked Lake in north suburban Lake County.
“Without a doubt, it is one of the most exquisite pieces of property we’ve ever had the privilege to develop,” said David Hoffman, president of Red Seal.
The land plan for Sedgewood Cove, covering more than 76 acres, includes a half-mile lakefront with private beach, boat storage and pier facilities as well as a 30-acre private nature preserve, nature trails, multiple tennis courts and playground.
Five floor plans, including both ranch and two-story designs, offer three to four exterior elevations each, all with optional masonry detailing.
The 1,665- to 2,595-square-foot floor plans have two to four bedrooms, two to 3 1/2 baths and an attached two-car garage. Base prices range from $159,000 to $196,000.
Hoffman said construction at Sedgewood Cove on Crooked Lake is under way, with first occupancies expected in spring of 1994. Five furnished models are scheduled to open in late sprig or early summer, featuring interiors designed by the Concept Group of Northbrook.
The on-site sales center is on Deep Lake Road, one-fourth mile north of Grand Avenue (Illinois Highway 132) in Lindenhurst.
– Palatine-based Concord Homes has introduced what it calls “inclusive pricing” at Concord Valley in west suburban Aurora.
William A. Maybrook, executive vice president of sales and marketing, said “inclusive pricing” means homes come with many popular amenities already figured in the base prices.
“Many times people will see a low price advertised for a home only to discover that the figure represents just the base model, and most of the features they really want cost extra,” he said. “For example, a full basement can add up to $10,000 to the cost of a new home.”
Concord Valley is planned 128 single-family homes priced from $165,490 to $186,990. The four single-family home designs have 1,784 to 2,233 square feet of living space with three, four or five bedrooms, 2 1/2 or three baths, contemporary interiors and full basements.
Maybrook said such features as built-in art niches, half walls with painted woods caps and volume ceilings all are standard items. All master bedrooms have volume ceilings. Master baths include oversize garden tubs, frameless clear-glass showers, compartmentalized toilet areas and raised vanities. Walk-in closets in master suites have vinyl-coated shelving and organizers.
Outside, homes include landscaping that Maybrook said can cost up to $5,000 if purchased separately.
Models are scheduled to open early in 1994. Preconstruction sales are being conducted from an on-site sales center at North Aurora and Eola Roads.
– Two ranch-style model homes are for sale in the Fairway Series at Boulder Ridge in northwest suburban Lake in the Hills. Boulder Ridge, being developed by Elgin-based Par Development Inc., is a private-access golf course community which will include 540 homes and sites in three residential neighborhoods.
Prices range from $70,000 to $175,000 for the 180 custom homesites, while the 180 maintenance-free, single-family detached Fairway Homes are priced from $238,900 to $293,900. The Greens, a series of 177 single-family homes priced from $220,000, will open for sales later this fall.
Construction on three additional models is under way, according to John Curtis, sales and marketing manager.
One of the models for sale is the LaCosta, a 1,956-square-foot ranch model with two bedrooms, two baths, a den that can be converted into a third bedroom, a kitchen/breakfast room, dining room, living room, master bedroom suite with master bath and walk-in closet, basement and two-car garage.
The Vintage, a 2,332-square-foot ranch design, includes three bedrooms, 2 1/2 baths, screened-in porch, kitchen with large breakfast area, dining room, great room, master bedroom suite with master bath and optional dressing area, rear deck, basement and two-car garage.
Six floor plans are available in the Fairway Homes, ranging from 1,956 to 2,956 square feet. The three two-story and three ranch designs include two to four bedrooms, two to three baths and dens or optional bedrooms.
Boulder Ridge is on Boulder Drive in between Miller Road and Illinois Highway 62 (Algonquin Road) in Lake in the Hills.
– Until Jan. 1, buyers at Park Barrington will be offered reduced prices on interior options, according to sales manager Kirsten Sparkman.
Planned for 118 detached, maintenance-free single-family residences, the homes have 1,500 to 2,614 square feet of living space, two or three bedrooms, two to three baths and are priced from $224,500 to $278,500.
Four floor plans, in ranch and two-story styles, have open living/dining areas with vaulted ceilings and wall-to-wall carpeting. Dens or lofts are included, depending on the floor plan. Fireplaces, central air conditioning, basements and two-car garages also are standard.
During November and December, buyers can receive discounts on custom cabinetry, upgraded carpeting, whirlpool tubs, wet bars, skylights and appliances such as washers and dryers, as well as on other interior amenities, Sparkman said.
Exteriors feature brick and cedar siding, cedar-shake shingles, covered entries, asphalt driveways and two-car garages.
Homeowners pay a $125 monthly fee for professional landscaping, snow removal and exterior maintenance.
To reach Park Barrington, take Interstate. Highway 90 (Northwest Tollway) west to Barrington Road north. Continue five miles to Cornell Avenue and turn east for three blocks.
– Since opening for sales six weeks ago, Pasquinelli Construction has averaged two home sales per week at Arlington Trails, a development of 72 single-level manor homes in northwest suburban Arlington Heights, according to sales manager Debbie Needham.
Eight floor plans are base-priced from $117,990 to $144,990. Ranging from 1,050 to 1,550 square feet, each condominium has two or three bedrooms, one or two baths and an attached garage.
Base prices include central air conditioning, fully applianced kitchens, European-style cabinets, wall-to-wall carpeting, double-hung vinyl windows, ceramic tile in baths, vaulted ceilings, walk-in closets and a 10-year HOW Homeowners Warranty.
Needham said construction is under way, with first occupancies scheduled for March 1994.
The sales center is on Lake-Cook Road at Shaefer Road, one-half mile east of Illinois Highway 53.
