The Asbury model at Harbor Ridge in far north suburban Zion offers affordable space in a contemporary ranch layout.

The subdivision, near Illinois Highway 173 and Kenosha Road in northern Lake County, is planned for 213 single-family homes base-priced from $106,900 to $142,900.

The Asbury, base-priced at $113,900, has three bedrooms, two bathrooms and a two-car garage. It offers 1,350 square feet.

The Asbury is one of eight floor plans in the community that is being built by Harbor Ridge Venture Group.

Three decorated models are open.

The community is targeted to first-time buyers who want to live away from urban congestion, according to Ted Pickus, vice president of development for Harbor Ridge Venture Group. “We tried to pick a remote country-like setting where we can give buyers more value for their money.”

The Asbury opens into a wide foyer, with space on the left for a telephone table. The combination living and dining room, also dubbed the great room, behind the foyer is 21 feet by 19 feet 6 inches and has a vaulted ceiling.

A sliding glass door in the rear of the room leads to a concrete slab patio. The patio is an upgrade, priced at $1,200.

An optional fireplace in the great room will add another $2,900 to the price. Two skylights in the living/dining room create a dramatic effect, but also are options, priced at $550 each.

On the left is the kitchen, which flows well with the great-room effect. A cutout in the wall next to the kitchen counter allows people to converse between the two rooms. A breakfast nook is included in the 9-foot 6-inch by 19-foot 6-inch space.

The kitchen, living room and dining room are shown with ceramic tile, a $6,100 upgrade from the standard no-wax tile in the kitchen and carpeting in the other rooms. While the tile fits with the contemporary theme of the model, it seems unrealistic as an option in a house in this price range.

On the right of the dining room/living room is a 13-foot by 15-foot 10- inch master bedroom. The room has a large walk-in closet and connects with a full bathroom.

Another bathroom is off the hallway, near the two additional bedrooms.

Those bedrooms are 10 feet 6 inches by 11 feet, and 12 feet by 11 feet.

The second bedroom is decorated as a baby’s room. The third is shown as a home office, with a closet that is deep enough to fit a desk and shelves.

Air conditioning is another upgrade, priced at $2,200. A whirlpool tub is an additional $3,800; a wet bar is $2,400.

The Asbury model also is available with one bathroom and a one-car garage. The base price of that design is $106,900.

The six additional floor plans at Harbor Ridge are of three-bedroom homes. A fourth bedroom can be added in two models, the Brighton and the Essex.

Models are open from 10 a.m. to 6 p.m. weekdays and 10 a.m. to 5 p.m. weekends.
