Size: Two bedrooms; 1,158 square feet.

Rent: $1,661 a month.

Security deposit: One month’s rent.

Utilities: Rent includes heat and air conditioning.

The building: 4 years old; 35 floors; 221 units.

Extra amenities: 24-hour doorman, exercise room, outdoor pool and sun deck, laundry room, dry cleaner, attached parking garage.

Built in an oval shape with octagonal bay windows at the northwest and southeast corners, the Chicagoan’s design is meant to capture wide, stunning views.

Its location, at the corner of Rush Street and Chicago Avenue, offers these vistas on the higher floors: Lake Michigan, the John Hancock Center and Water Tower Place, as well as the lights of the city stretching out to the west.

The building features one-, two- and three-bedroom units, some with private terraces. Penthouses are located on the top two floors. Apartments on the 31st through 35th floors include washers and dryers.

The building has retail spaces on the first floor and an attached parking garage that stretches to the sixth floor. An outdoor sun deck and pool are on garage’s roof.

We visited a two-bedroom, two-bathroom unit on the 20th floor that faces northeast. The foyer opens into a hallway with a coat closet on the left. Straight ahead and down the hallway are the kitchen, living room and second bedroom and bath.

Master suite

To the right of the foyer is the recessed entrance to the master suite. Open that door and you’ll find walk-in closets on either side of a short hallway and on the right the master bath. Straight ahead is the bedroom itself, featuring a curved exterior wall. The bedroom closet layout is ideal for couples who want their own wardrobe space. Each closet includes shelving units, which allow you to neatly store all the items you accumulate from the nearby Michigan Avenue shops.

The bathroom has ceramic tile on the floor and in the tub/shower. Beneath a large mirror is a cultured-marble vanity with one sink. A corner medicine chest includes a mirrored door.

The 11-by-17-foot bedroom features wide, striking views of Lake Michigan and the architectural marvels along Michigan Avenue. Four large windows offer wide ledges-perfect resting spots for even the most discriminating cat. Furniture arrangement could prove a challenge, though, particularly if the pieces are large.

Back in the foyer, take the hallway straight ahead. The first room on the right is the kitchen, which measures a bit more than 10 by 8 feet and includes an L-shaped laminated countertop and white cabinets. A small table for two would fit in one corner, but a better option would be to use the dining room space for meals.

The kitchen is equipped with an electric oven/range, a microwave oven, a refrigerator and a dishwasher as well as ample storage space.

The combination living/dining room can be reached through a doorway on the right of the kitchen or by going back to the hallway and turning right.

Windows galore

In keeping with the building design, the 21-by-14 1/2-foot room includes a curved exterior wall and large windows.

The space could easily be separated into a living room and a formal dining area. The northeast exposure looking toward the Hancock building and Water Tower Place would make the view at night particularly appealing.

Walking back to the main hallway, the second bathroom is across from the kitchen. It includes a shower/tub with ceramic tile and a cultured-marble vanity. The flooring also is ceramic tile. Beyond the bathroom, and next to the living/dining room, is the second bedroom.

The 12-by-13-foot room includes a more traditional layout, with the same large windows to bring in the view. A rectangular closet with plenty of storage space is on one wall.

The carpeting throughout the unit is off-white. Parking is $210 a month for a reserved space and $135 a month for an undesignated space in the parking building.

The Chicagoan is one block west of Michigan Avenue and is on many bus routes. Two blocks west of the building is the Chicago Avenue stop on the Howard-Dan Ryan subway line.
