The village’s Planning, Building and Zoning Committee approved preliminary plans for the construction of two townhouses on about an acre of land at the southeast corner of Illinois Avenue and Plum Grove Road.

The development, proposed by J&B Investments Partners in Barrington, would include a total of 14 units in the two buildings situated about 50 feet apart, with a courtyard in the center. If approved by the Village Board on Monday, the town homes each would have two bedrooms and a two-car garage with two extra parking spaces in front. Also, five guest parking spaces are proposed.

The development would be called the Illini-Grove subdivision. The land on which it would sit is vacant and was annexed into Palatine in 1991.

Stormwater retention areas would be provided in the parking areas, as well as underground in a series of storm sewers, village officials said.

The proposed units range in size from 1,400 square feet to 1,600 square feet and will be priced between $135,000 and $165,000.
