Preconstruction sales are under way for Dearborn Mews, a development of 13 single-family homes, 26 townhouses and 10 flats just south of Dearborn Park at State and 15th Streets in Chicago.
The development is a collaboration between Joseph Freed Homes and Centrum Properties Inc.
Five floor plans will be available, including two single-family plans offering 2,400 and 2,750 square feet and priced from $364,900 to $384,900 and from $399,900 to $435,900, respectively.
Six townhouses will have 1,800-square-foot plans priced from $205,900 to $215,900, and the remaining 20 townhouses will be priced from $188,900 to $207,900 with 1,475 square feet.
The community’s 10 flats offer 970 square feet priced from $134,900 to $147,900.
Standard features include fireplaces, central air conditioning, hardwood floors, roof decks on the townhouses and single-family homes, and one- or two-car attached garages.

– Kendall Ridge, a duplex and single-family home community in the Kendall County portion of southwest suburban Joliet, is offering preconstruction incentives.
Fourteen floor plans in three series are priced from $109,900 to $181,900.
Free basements are being offered on the Frontier Series of duplexes and the single-family Pioneer Series; $10,000 in options are being offered on the Settler Series, which already includes basements. The incentives are good for a limited time, most likely until models open.

– Windsor Court Development Inc. is developing eight accessible one-story townhouses in west suburban Warrenville.
Four of the units will be barrier-free to accommodate individuals with mobility impairments. The other four will be adaptable, or adequate for wheelchairs and can be converted to barrier-free living if necessary.
Preconstruction prices for the Arbor and Brookshire designs range from $157,000 to $168,000. Construction is set to begin in September on two four-unit courtyard buildings.
The 1,549-square-foot Arbor floor plan is a corner unit with two bedrooms and two baths. The end unit Brookshire has 1,488 square feet. Both plans feature private patios and walk-in or roll-in closets.

– The final phase of sales has begun at Coromandel in Deerfield, a 48-acre community of 316 condominiums, 68 townhouses and 16 single-family manor homes priced from $134,442 to $459,000.
The condominiums range from $134,442 to $158,509 for one-bedroom units, from $173,635 to $247,085 for two-bedroom homes, and from $289,000 to $340,665 for three-bedroom condominiums.
Condos are located in 10 red brick three-story buildings with limestone cornices.
Being developed at Waukegan and Kates Roads, Coromandel offers 33 acres of open space, mature trees, shrubs and flowers, five lakes and four ponds.
One of three new floor plans is a two-bedroom condo plan with 1,504 square feet, two baths, patio or balcony, family room, master suite with walk-in closet and private bath, laundry/utility room, and walk-in storage closet. It is priced from $245,489 on the first floor and from $245,989 on the third floor.
Coromandel includes a glass-enclosed clubhouse with indoor and outdoor pools, a sundeck, spa, exercise room and party room. Tennis, basketball and volleyball courts, playgrounds and jogging trails will be added to the amenities. Monthly association fees range from about $100 to $300.

The two corner units, preconstruction priced from $199,900, will feature side yards, while the center units, priced from $189,900, will have rooftop decks.

– The Hallmark Series at Thorngate in Riverwoods is approaching closeout, with five home sites still available. The north suburban community features 213 single-family homes on 151 acres.
