Preconstruction sales are under way and a display model is open at The Penthouse Lofts, a 39-unit loft condominium development at 1550 S. Indiana Ave. in Chicago’s South Loop neighborhood.

The six-story mixed-use building includes existing commercial space on the three lower levels, and The Penthouse Lofts occupies the top three floors.

Designed by architects Mayor, Jeffers & Gellespie, Penthouse Lofts are priced from $99,000 to $249,000. They feature one to three bedrooms, one or two baths and 654 to 1,433 square feet.

The two-bedroom units anchor each of the four corners. Residences on the top floor feature 16-foot ceilings, while floors four and five have 12-foot ceilings.

The three-bedroom units, occupying the northwest corner of the building, feature a private elevator.

Initial occupancy is slated for June 1998.

Deeded parking spaces will be available for $7,500 (deck) and $12,500 (garage).

The Penthouse Lofts sales center at 1550 S. Indiana is open 4 to 7 p.m. Thursdays and noon to 4 p.m. Saturday and Sunday.

– Joe Keim Builders is offering $1,500 worth of upgrades at no cost on semi-custom homes purchased at Heatherstone in Naperville, a community with 64 single-family homes in its first phase.

Two display models–the Aspen and Davis–are open for viewing. The Aspen features oak hardwood floors and vaulted ceilings, three bedrooms plus a loft overlooking the living room. It is priced from $212,000, including lot.

The Davis has a brick front and a copper roofed bay window on the exterior. The master suite features a tray ceiling, adjoining sitting room, and private bath. It is priced from $190,000, including lot.

In addition to the models, nine spec homes, priced from $216,200 to $238,900, are available.

– U.S. Shelter Group is set to open a sales trailer by the end of October on the site of its planned Fieldstone of Elgin development, which will include 333 attached townhouses in three product lines. The 53-acre community will be located at Illinois Highway 19 and Rohrssen Road.

The product lines include courtyard-style homes, traditional townhouses, and ranch and tri-level villas. Floor plans include two to four bedrooms and range from 1,024 to 1,800 square feet.

The Courtyard Homes of Fieldstone will consist of 26 buildings of two-story units with rear-load garages, priced from $103,990 to $122,990.

The Townhomes of Fieldstone offer one ranch and one two-story floor plan priced from $123,990 to $127,990 and ranging from 1,337 to 1,598 square feet. They feature two or three bedrooms and 1 1/2 to 2 1/2 baths.

The Villas of Fileldstone range from 1,510 square feet for the ranch design to 1,800 square feet for the tri-level version.

The tri-level includes up to four bedrooms and 2 1/2 baths priced from $137,990. The ranch plan offers a walkout basement option in some units and cathedral ceilings in the living room. It is priced from $160,990.

– An on-site sales center and three decorated models have debuted at Randolph Place, a development at 165 N. Canal St. planned for 270 condominiums and a hotel.

The 175 condominiums in the first phase of Randolph Place are priced from $119,800 to $449,800.

Architects Hartshorne + Plunkard Ltd. of Chicago have designed 23 floor plans ranging from 831 to 1,924 square feet. Most of the units will have one or two bedrooms with one or two baths. Some will feature two bedrooms plus den or three bedrooms with 2 1/2 baths.

The 30 duplex penthouse residences on the top two floors of the 15-story building (built in 1922) will feature private roof terraces, skylights and interior roof gardens.

Standard features in all residences include private balconies, floor-to-ceiling windows, 10 1/2-foot ceilings, new oak hardwood floors throughout and ventless gas fireplaces.

Also included are a bonus or utility room, washer/dryer hookup, central air conditioning and track and recessed lighting. Kitchens feature refrigerator with ice maker, gas range with hood, dishwasher and garbage disposal.

– Three models have opened for display at Olde Schaumburg, a Hoffman Homes community to include 119 maintenance-free homes in Schaumburg.

Four housing types include 29 Manor Home condominiums, priced from $169,990 to $184,990; 29 Village Townhomes, priced from $217,990 to $250,990; 51 Row Houses, which are attached townhouses, priced from $254,990 to $339,990; and 10 single-family homes priced from the mid-$400,000s.

The Manor Homes offer one-story living in two second-floor plans with two bedrooms, two baths, volume ceilings, decks, and attached one-car garages.

The Village Townhomes are available in two floor plans with two bedrooms and a loft or three bedrooms, including a first-floor master bedroom, 2 1/2 baths, a two-story living and dining room, kitchen with breakfast nook, basement, first-floor laundry room, and two-car attached garage.

The Row Houses feature six two-story floor plans with two bedrooms and a loft or three bedrooms, 2 1/2 baths, basements, and two-car attached garages.

Olde Schaumburg is bordered on one side by the Schaumburg golf course and country club. Its sales center is is located on Roselle Road, two blocks north of Schaumburg Road and is open 10 a.m. to 5 p.m. Tuesday through Sunday and noon to 5 p.m. Monday.

– The first phase of sales is under way and two models are open for viewing at Gotham Lofts Chicago, a gated four-building loft condominium complex at 400 S. Clinton Street.

Preconstruction prices range from $89,900 to $179,900 for one- and two-bedroom lofts with 670 to 1,350 square feet.

Plans for the first phase call for 126 lofts in three six- to eight-story buildings clustered around a landscaped courtyard. There will be 19 units per floor, including seven corner residences.

Residences on floors one through three of Phase I will feature a “soft loft” look, with drywall finished ceilings along with industrial metal pier and I-beam supports. Units on floors four through six will have the exposed timber beams of a classic loft.

Phase II will include 61 lofts in the fourth six-story building.

The development will offer 181 gated parking spaces–122 outdoor spaces, 31 covered spaces and 28 indoor heated spaces.

The Gotham Lofts sales center is open noon to 5 p.m. Saturday and Sunday, and 11 a.m. to 7 p.m. Monday through Friday.
