Sales are under way and models are available for viewing at Briar Ridge, an enclave of seven townhouses built on a cul-de-sac in west suburban Naperville.

The townhouse floor plans range from 1,719 to 1,955 square feet and include two or three bedrooms, lofts, and 2 1/2 baths.

They are priced from $197,135 to $217,900, but for a limited time developer Steve Carr Builders is offering a $5,000 discount on selected homes.

Architectural features of the units include rounded corners, half walls, volume ceilings in foyers, family rooms, master bedrooms and master baths, and built-in entertainment centers.

Other standard amenities include oak or ceramic tile flooring in the foyer, kitchen and dinette, full basements, fireplaces, central air conditioning and security systems.

Exteriors are aluminum siding with Dryvit and stone accents. Also included are attached two-car garages and concrete patios.

Briar Ridge is located on Naper Boulevard, just south of Bailey Road in Naperville.

– Two new floor plans have been introduced at Delaware Crossing in Gurnee, a North Shore Development community of 25 semi-custom homes adjacent to the Warren Township Conservation area.

The plans are a 1,685-square-foot Briar design with three bedrooms, den and 1 1/2 baths and a three-bedroom Carlyle with 1,840 square feet. They are priced from $179,000 and $187,500, respectively.

The Carlyle also includes 1 1/2 baths, family room and a bay window in the kitchen and master bedroom.

Delaware Crossing offers six other models with three to five bedrooms and 2 1/2 baths, priced from $200,000 to $275,000. Standard lots are 12,000 square feet.

– B&B Enterprises has introduced a bungalow-style model in The Settlement, a phase of Fox Mill in St. Charles.

The 2,750-square-foot model includes four bedrooms and 2 1/2 baths and is priced at $365,000. Built by Tim Kobler Custom Homes, it features a family room, dining room, living room, den, a wrap-around front porch, 2 1/2-car garage and full basement.

Additional features include a stairway to the second floor from the kitchen, which has dark woodwork and Prairie-style cabinets, and built-in cabinets in the dining room.

The Settlement will feature bungalow, contemporary, farmhouse, colonial and Georgian home styles. They will range from 2,200 to 3,400 square feet and be priced from $280,000 to $380,000, including lot.

Lot-only prices range from $88,000 to $120,000. The 69 lots in the first phase of the Settlement measure about 12,000 square feet with 85 feet of street frontage.

The community, planned for 679 single-family homes on 738 acres, includes five miles of biking/walking trails, a community center with swimming pool, and basketball and tennis courts.

– The Beacon Lofts, a 48-unit condominium development at 927 W. Adams St. in Chicago’s West Loop Gate neighborhood, has opened a furnished display model.

The model, Unit 206, features two bedrooms, two baths and 1,667 square feet. It is priced from $249,900.

Structural elements inside the unit include ceiling heights of nearly 18 feet, curved walls, exposed pipes, beams and brick walls.

The unit features a second-level, or mezzanine, master bedroom suite overlooking the living and dining area, a fireplace and private balcony.

Preconstruction prices at The Beacon Lofts range from $125,900 to $141,000 for one-bedroom and one-bedroom-plus-den units with 967 to 1,318 square feet, and from $185,100 to $243,100 for the 36 two-bedroom, two-bath layouts featuring 1,347 to 1,840 square feet.

Seven new-construction penthouse units, to be built on the roof of an adjoining two-story building, will start a $203,100. Four of the penthouses will be two-bedroom duplexes, and all will feature large roof terraces.

Ground-floor units will feature 12-foot ceilings and a private 8-by-16-foot walled patio.

Eight “cathedral residences,” on the second and third floors, feature a mezzanine master bedroom with ceiling heights from 18 to 23 feet.

All residences will feature hardwood floors in the foyer, living and dining rooms and kitchen, individual balconies or private patios, designer track lighting in living room and kitchen. Floor plans are 18 1/2 feet wide. Initial occupancy is scheduled for the summer of 1998.

The two-bedroom units will include a marble floor in the master bathroom and granite countertops and island in the kitchen.

The development also will feature an Internet connection for residents, on-site storage, sound proofing and a fully equipped exercise room.

Outdoor parking spaces are $9,800 each, while indoor parking is $16,800.
