The Plan Commission has rejected a developer’s proposal to build a 55-unit town home subdivision because the project exceeds the village’s zoning guidelines for density.

Commissioners postponed a vote until later this month on the proposed Crossings of Brook Hills at Southwest Highway and Brook Crossing Drive so the developer could cut 12 town homes from the project to comply with the village’s zoning of 3 units per acre.

The 27-acre project features 12 acres of federally protected wetlands and 15 acres of buildable land. The density calculation is based on the total number of acres of buildable land and does not take into account any wetland or flood plain.

The developer wanted the commission to consider the size and features of the land and allow the higher density of 3.84 units per acre.
