A plan to build 86 town homes on Bolingbrook’s west side was unveiled recently before the village’s Plan Commission.

The developer, Jay Walsh, is seeking to build on a 16-acre parcel east of Naperville Road and north of Lily Cache Road. There would be three or four units per building, and the project’s density would be 5.4 units per acre.

The area is zoned for multifamily development. Pam Hirth, the village’s project manager, said the proposal includes several requests for variances, including allowing residents to own the front and back yards of the town homes.

But in other ways, she said, the proposal is similar to other multifamily developments in the village.

Under questioning by commission members about the proposed density, Community Development Director Dennis Kowalczyk responded, “By right, they have the ability to put 12 units per acre there.”

“It could end up being less (than 5.4 per acre), but it won’t be more,” he said.
