The Palatine Village Council has unanimously approved the preliminary development plan for 40 townhouses at Insignia Court, to be built on 2.6 acres on the northeast corner of Plum Grove Road and Wilmette Avenue.
At the request of the council, the developer, Insignia Homes LLC of Palatine, submitted a revised site plan showing a primary access drive off Plum Grove and a secondary access point off Illinois Avenue. The company eliminated an entrance off Wilmette.
Although the developer does not have a permit from the Illinois Department of Transportation to connect to Plum Grove and does not yet own the land for the secondary entrance, Lawrence Freedman, attorney for Insignia, told the council, “We are not going to start until we get final approval” from the necessary parties.
Residents in single-family homes east of the property pressed the council to approve a less dense development.
Resident Loren Doppelt said: “This council approved this area for single-family homes. All the reasons I moved to Palatine are being compromised.”
Council members cited a condominium development to the west and a townhouse development immediately north of the proposed site to justify the change.
