Preconstruction sales are under way at Gallery 400, a $32 million high-rise and mid-rise loft condominium development at 400 W. Ontario St. in Chicago’s River North neighborhood.

Being developed by Chicago Capital Consultants, 10 of the 102 units will be in an existing seven-story building and the rest in a newly constructed 18-story high-rise.

The studio, one-, two-, and three-bedroom floor plans in the high-rise range from 662 to 2,000 square feet and are priced from $121,000 to $510,000.

The mid-rise, at 420 W. Ontario, will include five floors of heated parking.

Chicago Capital purchased the air rights over the adjoining building to the west of the development to ensure unobstructed views.

The mid-rise units will have two bedrooms, two baths, den/storage room and range from 1,200 to 1,900 square feet. Priced from $214,000 to about $360,000, the units will feature exposed brick walls and ductwork, and a balcony or roof deck.

The 170 available parking spaces are priced at $25,000 each.

The building will include doorman service, entry intercom systems, rooftop decks, exercise facilities, and basement storage lockers.

Each unit will feature 9- to 15-foot ceilings, individual washer/dryer hook-ups, track lighting throughout, and hardwood flooring in kitchen and living areas.

– Lakewood Meadows, a Lakewood Homes community of 60 single-family homes in northwest suburban Hawthorn Woods, is approaching closeout.

Lakewood’s Estate series features seven two-story floor plans, each available in five exterior elevations.

They range from 2,541 to 4,166 square feet and include four or five bedrooms, 2 1/2 to 3 1/2 baths, a full basement, central air conditioning and a two-car garage. Homes are priced from $315,990 to $388,990.

Sales are being conducted at another Lakewood Homes community, Lakewood Glen, located on Dundee Road just west of Quentin Road, in Palatine.

– Horizon Development Co. has 10 condos for sale at 1962 W. Lawrence Ave. in Chicago’s Ravenswood/Lincoln Square neighborhood.

One-bedroom units are priced from $129,900 to $139,900; one bedrooms with dens, from $159,900; and two-bedroom plans with two baths, from $189,900. All units include balconies and an outdoor parking space.

The development will also feature about 4,000 square feet of commercial/retail space on the ground level.

– Two inventory homes are available for immediate occupancy at Kingswood of St. Charles.

One of the homes is the 2,944-square-foot Carrington I by R.A. Faganel Builders. It features four bedrooms; 2 1/2 baths; den; two-story family room with floor-to-ceiling full masonry fireplace and skylights; and a kitchen with island cooktop, upgraded cherry cabinets, pantry and adjacent dinette.

The tray-ceiling master bedroom suite includes a walk-in closet and bath with volume ceiling and whirlpool tub. It is priced at $379,900.

– Legacy Development Group held its grand opening of One East 14th Place, a new-construction, 16-story condominium building in Chicago’s South Loop planned for 96 units and ground-level commercial space.

The condominiums, priced from $119,990 to $256,000, offer eight floor plans ranging from 783 to 1,595 square feet.

They include one to three bedrooms, one to two baths, living/dining room combinations, nine-foot ceilings, and balconies or landscaped terraces.

Kitchens offer eat-in areas or breakfast islands. The largest plan, the Grant, will have two balconies.

One East 14th Place will feature hardwood floors in living rooms, dining rooms and kitchens and ceramic tile baths, including master baths with double-sink vanities and separate tubs and showers.
