The Carpentersville Plan Commission on Thursday night recommended the village accept a developer’s proposal and annex land for a 520-unit single-family home development on 296.2 acres along Huntley Road, west of Randall Road.

Lakewood Homes of Hoffman Estates wants to build 520 homes in seven “neighborhoods” on the site, now vacant land in unincorporated Kane County. Houses would range in price from $140,000 to $300,000.

David Russo, Lakewood executive vice president, said the project would have two clock-tower monuments and ponds at its main entry off Huntley Road.

A pair of gazebos would flank an amphitheater, Russo said. There also would be a 3,000-square-foot clubhouse with sand volleyball, tennis courts, an ice-skating rink and tot lots. Each neighborhood would have its own park. A jogging-bicycle path would run throughout the development.

“We’ve decided to fashion this development after a New England-style village,” Russo said.

Lakewood plans to dedicate a 5,000-square-foot lot to the Dundee Township Library District for a possible satellite library, and a 2,000-square-foot site to the village for a possible police substation and community center. Unit School District 300 officials have indicated they would not ask for a school site, Russo said.

“We’re projecting this development to generate 400 to 500 students,” Russo said. He added that under the revised developer impact-fee schedule approved earlier this week by the Village Board, “we expect to pay $600,000” in fees to District 300.
