During initial preconstruction sales, MCZ Development is offering a $10,000 discount to buyers at Greenview on the Park, a 35-unit town home development at 4646 N. Greenview Ave. in Chicago’s Ravenswood neighborhood.

The three-story designs range from 1,912 to 2,498 square feet including garage space and include two or three bedrooms, family room, and two or three baths. They are base-priced from $309,800 to $424,800.

Initial occupancy is scheduled for next spring.

Town homes include private yards and decks, hardwood floors, gas fireplace with granite hearth and surround and a one- or two-car attached garage.

Town home exteriors feature solid masonry construction with limestone and stone detailing. The development is clustered around a private park.

One of the floor plans, Plan A1, has two bedrooms, a family room, three baths and 2,239 square feet. It is base-priced from $369,800.

– Sales are under way at Wyndham Deerpoint’s The Reserve at Cornerstone in West Chicago.

Six floor plans have three or four bedrooms and 2 1/2 baths, range in base price from $265,250 to $304,000 and in size from 2,048 to 3,055 square feet.

Standard features include 9-foot first-floor ceilings; oak staircases; woodburning fireplace; air conditioning; hardwood flooring in the kitchen, foyer, breakfast room and powder room; and a basement.

A model of the Manchester design–the largest of the floor plans offered–is under construction. It has four bedrooms, a den, three baths and 3,055 square feet.

The community will also include a new elementary school in the St. Charles School District.

Sales are being conducted at another Wyndham Deerpoint community, Prairie Meadows. To reach Prairie Meadows, take Illinois Highway 64 (North Avenue) to Prairie Crossing Drive. – Sarah’s Glen, a neighborhood of 63 town homes in north suburban Vernon Hills, is approaching closeout with eight units remaining for sale.

The community offers two- or three-bedroom plans ranging from 1,833 to 2,350 square feet with 2 1/2 or three baths. They are base-priced from $266,900 to $314,900.

Standard amenities include brick building exteriors, central air conditioning and two-car garages. Most of the homes will also have full basements.

The Century Development Group community is located on U.S. Highway 45, about a quarter-mile west of Milwaukee Avenue.

– Construction is under way at Dearborn Villas, an in-fill community of 22 duplexes in northwest suburban Mt. Prospect.

Developer Dearborn Group expects first occupancies in early 2000 and an on-site model to open in the fall.

Base-priced from $231,900 to $241,900, the three two-story floor plans range from 1,500 to 2,300 square feet with three bedrooms, 2 1/2 baths, and an attached two-car garage. All homes include central air conditioning. The duplexes will have brick fronts, vinyl siding and cedar trim.

– IGL Real Estate, developers of Park Towne Condominiums in northwest suburban Palatine, is offering first-time buyers free assessments for one year.

Monthly assessments cover water, exterior maintenance, snow removal, refuse collection, common area insurance, cable hookups and management/administrative services.

Five studio, one-, or two-bedroom floor plans with one or two baths are available. They range from 525 to 1,200 square feet and are priced from $55,900 to $125,900. Monthly assessments range from $82 to $267.

Building amenities include laundry facilities on each floor, an outdoor pool, clubroom, exercise room and parking.

– St. Andrews Estates, an development of 54 semi-custom single-family homes in Kipling Estates in southwest suburban Shorewood, has lots for sale.

Quarter-acre and larger lots are priced from $49,900 and homes are priced at about $190,000. The homes have city sewer and water. The lots have a minimum of 20 feet between homes and may accommodate three-car attached garages.

The community has a swimming pool, tennis and basketball courts, golf driving range, clubhouse, walking and biking trails, several tot parks, lakes, ponds and about 47 acres of open greenspace.

Kipling Estates is planned for more than 300 single-family homes and about 335 multi-family homes on about 200 acres at Seil and River Roads, two miles west of Interstate Highway 55.
