Developers have filed before the Hoffman Estates Planning, Building and Zoning Committee for initial “courtesy reviews” of proposals for an office building, a grocery, a fitness center, a retail mall, a day-care center and a housing subdivision.

Resnick Automotive Group presented a plan for a corporate office and automotive storage facility at the northeast corner of Evanston Street and Bode Road. In 1997, the group had planned to build a 50,000-square-foot corporate office and parts distribution warehouse.

Based on concerns then raised about traffic and noise for a neighboring residential area, Resnick Automotive now proposes building a 20,000-square-foot office building to house its payroll and accounting departments.

The plan also calls for expanding an adjacent auto storage lot for the nearby Woodfield Lexus and Saturn of Schaumburg dealerships to accommodate 446 additional vehicles for short-term storage.

Resnick officials said they hope to appear before the Plan Commission in two to three months.

Additionally, Valli Produce and Capital Fitness Inc. presented plans to turn a vacant F&M store at Roselle and Higgins Roads into a grocery and a fitness center.

Valli Produce would operate a 40,000-square-foot grocery and lease the remaining 20,000 square feet in the building to Capital Fitness for a 24-hour, seven-day-a-week Powerhouse Gym.

Dan Tyler, an architect with United Insulated Structures, Berkeley, said the building’s exterior and its parking lot have seriously deteriorated during the two years the property has been vacant and will require full restoration.

Tyler said he hoped to present full plans to the Plan Commission in 30 to 60 days.

Separately, Tim Rose, principal of Olympia Investments Inc., proposed adding 40,000 square feet to a retail property near Palatine Road and Olmstead Drive.

Potential strip mall tenants include a drive-up Starbucks Coffee shop, a Subway sandwich shop, a Fannie Mae candy store, a Hallmark card shop, a Blockbuster video store, a cleaners and an upscale salon and day spa, Rose said. A LaPetite Day Care Academy, which would not be attached to the mall, also would be built.

Finally, the committee heard a presentation by Ryland Homes to develop 81 single-family homes on 48 acres on the south side of Shoe Factory Road in the University Place development.

Ryland plans to donate a school site to Elgin-based District 46 for an eventual school and open space to the Hoffman Estates Park District for a neighborhood park.

The homes would be built on 7,500-square-foot lots, have 2,456 to 2,943 square feet and sell for $293,000 to $320,000.
