A development group intends to build a condominium complex on the former site of a plastics factory, southwest of U.S. Highway 12 and Liberty Street, in Richmond.
Richmond’s Zoning and Village Boards on Wednesday approved the plan by Liberty Main, an investor group managed by Charles H. Eldredge III. Zoning was changed to multifamily residential.
The group seeks to build 48 condominiums in three phases on about two acres. The three-story complex, with masonry exterior, is to feature elevators, a central, landscaped courtyard and half its parking spaces underground.
The development’s design will have a Queen Anne influence and fit into the village’s Main Street area of historical homes and shops. Units are expected to sell for $100,000 to $240,000.
The complex is to be U-shaped and border the Nippersink Creek and McHenry County Conservation District trails.
Simpson Plastics occupied the site until 1996, when the factory was destroyed by fire. Liberty Main bought the land in 1997.
“I remember the factory and the village’s attempts to get the site cleaned up,” said Village President Kevin Brusek. “This has to be a welcome change to the entire neighborhood.”
