A scaled-back plan for a proposed Heritage Pointe restricted-age, residential and commercial development slated for a square block on South Elgin’s east side, is garnering a more favorable reception by village leaders than it did when it was presented earlier.

The plan for the area–bounded by Gilbert, East State, Woodbury and Mill Streets–now calls for 66 condominium units for individuals aged 55 and older as well as 11,000 square feet of commercial space.

An earlier plan had 80 residential units and 3,000 square feet of retail space.

Planning and Zoning Commission members voted 3-1 to approve the concept plan for the development.

Still, commissioners questioned whether the 133 parking spaces planned for the project would be enough for residents, visitors and retail customers.

Developer Jeff Pelock said negotiations were under way to acquire parking space along Woodbury across from the parcel.

Commissioners also urged Pelock to install parking along Mill Street to alleviate a potential parking crunch.

“It would be a shot in the arm for the east side if the parking issue is solved,” said Commissioner Leonard Cascino.

Pelock said he expected to return to the Village Board on July 18 with more detailed and revised plans.
