The Waukegan Development Commission has recommended approval of a proposal to build a 24-house subdivision on the city’s northwest side.

Developer Fred Gust proposed the subdivision for nearly 6 acres of vacant land west of Public Service Road and east of Garrick Avenue, between Pacific and Lee Avenues.

The land would be subdivided into 24 lots ranging from 7,962 square feet to 15,051 square feet.

Gust told commissioners he plans to build three- and four-bedroom single-family houses, which would sell for about $180,000.

Storm-water runoff would be diverted into a city-owned detention pond nearby, said Russ Tomlin, Waukegan’s planning and zoning chief.

Concerns that the development would snarl traffic are unfounded, he said.

“The roads in the neighborhood are capable of handling the additional traffic,” Tomlin said. “This has the potential to be a very positive development for Waukegan.”
