Some Hoffman Estates trustees say they favor a residential, rather than commercial, development on the northeast corner of Evanston Street and Bode Road.
A proposal by Arlington Heights-based Mitroff Cos. Inc. calls for duplexes on the site, which was previously considered for an office building and an automobile storage lot.
The Mitroff plan, discussed during a Planning, Building and Zoning Committee meeting Monday night, calls for 42 duplexes on 21 lots carved out of the 6.6-acre site.
The homes would be bounded by the Lexus and Saturn dealerships on the north, the Valli Produce Shopping Center on the east, duplexes to the west and single-family homes to the south.
According to Dan Kovacevic, a Mitroff representative, the two- and three-bedroom homes would range from 1,600 to 2,000 square feet and cost $225,000 to $260,000.
The property is now zoned for single-family homes with minimum lot sizes of 10,000 square feet. A change in zoning would be required to allow duplexes with a minimum of 3,500 square feet per home or 7,000 square feet per lot.
In addition to asking for thick screening along the commercial northern and eastern borders of the project, committee Chairwoman Susan Kenley urged Mitroff representatives to meet with neighbors before scheduling a Plan Commission meeting.
