The Winfield Village Board heard two developers present new residential projects last week, and referred them to the Plan Commission with a warning that schools are an issue in one proposal.

Village President John Kirschbaum pointedly urged several Plan Commission members in attendance to question the Kingsland Development Corp. about its proposal to build 56 duplex units on 11 acres in an unincorporated area off Geneva Road near the Pleasant Hill School.

Kirschbaum said the development would add an unspecified number of pupils to an already overcrowded school.

Pleasant Hill was designed for 720 pupils, but 752 are enrolled, he said.

Phil Passon, president of Wheaton-based Kingsland, said the duplex development is being designed for seniors and empty-nesters.

“I would be surprised if there are more than 25 kids,” Passon said.

Prices of the units will range from $275,000 to $360,000, he said.

On the other end of town, West Chicago-based Airhart Construction wants to build eight homes in the $425,000 to $650,000 range on 5.5 acres along Gary Mills Road.

The firm, which would dedicate about an acre to open space, will seek annexation and a zoning change to cut current lot size requirements in half to 20,000 square feet.
