A $25 million, 9-story building housing condominiums, offices and retail businesses has been approved for downtown Arlington Heights.
The Village Board earlier this month approved a plan by developers of Village Green of Arlington Heights calling for 65 condominium units, 10,693 square feet of retail space and 17,060 square feet of office space at 201 W. Wing St.
Nicholas Peppers, an attorney representing Village Green, said the developer changed plans after noting that other large developments in the area indicated a strong market for residential units.
“They restructured the Wing Street building to offer (fewer) units, but of a bigger size,” Peppers said.
The condominiums range from 1-bedroom units with 803 square feet to penthouses with 3,632 square feet.
Trustees debated parking for the facility. Village planners had recommended that 31 of the building’s 143 parking spaces be dedicated to the office space.
Developers said they believed that only 20 parking spaces should be set aside for office use. The board’s approval came with a compromise of 26 spaces.
Some trustees said they were concerned about parking spot allocations that do not conform to village plans.
“The problem is we have a parking deficit all over,” said Trustee Stephen Daday, who with Trustee Virginia Kucera voted against the plan.
Peppers said construction could begin in late spring or early summer.
