The Lake Forest Plan Commission has rejected the first two major development proposals for vacant land west of the city since adopting an amendment to the comprehensive plan.

That amendment recommended relatively low-density development in the area from the south side of Illinois Highway 60 to just north of the Lake Forest oasis. The Tri-State Tollway is on the west and Metra tracks are on the east.

Commissioners voted not to recommend a proposal by developer Alexander Stuart for a mixed development of single-family and multifamily housing on 70 acres south of Illinois 60 east of Conway Farms Drive.

They also voted against a plan by Richard Swanson to build office space, condominiums and townhouses on 40 acres on the south side of the highway between Conway Farms and Saunders Road.

“Both proposals had positive elements but tried to do too much on the sites and were not within the lower density guidelines recently established by the Plan Commission,” Lake Forest senior planner Cathy Czerniak said after last week’s meeting.
