Five decorated models are open at The Meridian, an 80-unit condominium development by R. Franczak & Associates, in downtown northwest suburban Des Plaines.

One of the models is the 1,490-square-foot Newport plan with two bedrooms and two baths. The unit, based-priced from $232,900, has a combined living/dining room area that opens to a balcony. It has a master bedroom with two closets and a bath with walk-in shower and a linen closet. The Meridian, located at Perry and Alles Streets, is planned for two six-story brick and stone buildings with 50 units in the first and 30 in the second. Construction has begun on the second building and first occupancies in Phase I are scheduled for this fall. Monthly assessments range from about $159 to $196.

The five floor plans available in Phase II range from 1,265 to 1,637 square feet and have two bedrooms. There will be six units to each floor.

– Jeanes Construction Co. has two spec homes available for immediate occupancy at Westgate Valley Estates in southwest suburban Palos Heights. The development of 161 semi-custom houses is closing out its last phase of construction.

Two more houses are under construction and one lot remains. Houses, which range from 3,000 to 5,000 square feet, are base-priced from about $600,000 to more than $1 million and typically have three to five bedrooms and 3 1/2 to 4 baths.

One of the spec residences is the 3,500-square-foot Essex, priced at $689,000. It has a first-floor master suite and two additional bedrooms, 3 1/2 baths, a family room with views of a pond, three-car garage and basement.

The second spec is the Manchester II, priced at $749,000. The 3,753-square-foot house has a first-floor master suite, three upstairs bedrooms, 3 1/2 baths, a three-car garage and basement. The 14,000-square-foot lot backs up to a forest preserve.

The development, which was previously two golf courses, has retained many mature trees. It is located at 131st Street and Ridgeland Avenue.

To visit, take the Interstate Highway 294 (Tri-State Tollway) south to the 127th Street exit (Cicero Avenue). Take 127th west to Ridgeland Avenue. Go south for a mile to the second entrance for Westgate Valley Estates at Shadow Creek Drive.

– T.J. Cachey Builders Inc. has a spec house ready for early delivery at Settler’s Pond in southwest suburban Frankfort.

The two-story Kenton plan is priced at $369,900 and has 2,900 square feet of living space, including four bedrooms and 2 1/2 baths, an eat-in kitchen, family room area, formal living and dining rooms, laundry room and foyer.

There is an attached three-car garage, a front porch, 9-foot first-floor ceilings, a family room fireplace, whirlpool tub in the master bath and a sculptured ceiling and two walk-in closets in the master bedroom.

Settler’s Pond has four ranch and two-story floor plans base-priced from the low $300,000s. Designs have three or four bedrooms, two to three baths, a basement and attached three-car garage.

The development is on Pioneer Trail, west of 108th Avenue, in Frankfort. Sales are being conducted from Bluestone Bay of New Lenox, where T.J. Cachey is also building. It is located off Lincoln Highway (U.S. Highway 30) and Bluestone Bay Drive.

– Pulte Homes has announced plans for Augusta Village, a development planned for about 1,000 houses in southwest suburban Bolingbrook. Located on Boughton Road a half-mile west of Naper Boulevard, Pulte plans to begin sales this fall.

When complete, Augusta Village will cover about 500 acres and will have three neighborhoods.

The Greens neighborhood is planned for about 400 single-family homes ranging from 1,800 to 2,400 square feet with three or four bedrooms, 2 1/2 baths, basements and attached two-car garages.

The Links neighborhood will have more than 300 houses ranging from 2,400 to 3,000 square feet with two-story foyers, 2 1/2 baths, master suites, basements and attached two-car garages.

The third neighborhood, of Fairway houses, will border the Naperbrook golf course and will be part of Naperville School District 204.
