Naperville plan commissioners will revisit a proposed residential project on Wednesday after a first review left some questions unanswered.

The developer is proposing rezoning 21 acres on the west side of Washington Street, northwest of Washington and Royce Road, from a low-density estate district to a low-density single-family residence district. The project, called Washington Woods, would have 41 homes.

Residents and commissioners raised concerns about how the developer would preserve land on the site, which leads up to the DuPage River.

“It would be nice if a small portion of this site would be set aside for the river,” Commissioner Steven Albert said during the meeting late last month.

Some residents suggested that a conservation easement between the river and the development be created and maintained by the Naperville Park District. The developer opposed that idea because he didn’t want the area to become public and infringe on the four properties that back up to the river.

At the meeting, commissioners also unanimously approved a separate developer’s proposal to build 13 single-family homes on 6 acres north of Royce Road between Braddock Drive and Keim Road.

Forest Joint Venture LLC requested annexing the property and rezoning it to single-family residential. The project, called Forest View Estates, would be built on a cul-de-sac.
