The Village Council has refused to approve plans for a 12-home subdivision at 728 S. Wilkes Rd. because members said the development was too dense for the surrounding area.

Developer William Tarsitano presented a proposal for $400,000 single-family homes within a gated community. The average lot size is 7,470 square feet, while neighboring homes sit on lots in excess of 15,000 square feet.

The plan also calls for removal of 136 of 216 trees on the site.

Several area residents spoke at Monday night’s council meeting, many of them expressing concerns about traffic and drainage problems and a disruption of neighborhood continuity. Council member Greg Solberg questioned placing a high-density project in an area where existing homes are on lots double the proposed size.

The Village Council recommended Tarsitano rework the project starting with eliminating half the homes and include a second private access road on both ends of the property to better accommodate emergency vehicles. Tarsitano agreed to work with village staff to come up with a development plan that better compliments the area.
