Residents in the Pepperwood subdivision may soon see public improvements completed in the final three phases of the 330-home neighborhood.

Mayor Kyle Hastings last week authorized the village attorney to move against the developer, Palos Hills-based Hartz Construction.

Street improvements and a retention pond surrounded by a fence are not complete in the final phases of the subdivision, near 163rd Street and 94th Avenue, according to Village Administrator John Daly.

Mark Sterk, village attorney, said he would meet with Daly and village engineers to review the original community-development agreement between the developer and the village.

The village can then go back to the developer and its bank with the appropriate demands for public improvements. If improvements are not made, the village can draw on Hartz’s $245,000 letter of bank credit to complete the improvements, officials said.

A company representative could not be reached for comment.
