The City Council approved a mix of homes and businesses for an area near Illinois Highway 7 and Thornton Street.
The plan, known as the Malysa Commercial Development, includes four 12-unit condominium buildings, two strip malls and five freestanding commercial outlots. Details on what kind of businesses are not yet available, officials said.
The developer will pay to reconstruct Highland Avenue from McGregor Road to Robson Drive but will be rebated 50 percent of the cost through a residential roadway fee and a portion of sales tax generated from the retail establishments.
Improvements also will be made to the intersection of Thornton Street and Illinois 7, and the developer will contribute 50 percent of the cost for a future traffic signal at Clover Ridge Drive and Illinois 7.
Council members also voted to table a development plan for 52 upscale single-family detached homes along Bruce Road west of Farrell Road until late next month.
Although the developer is trying to fast-track the plan, council members want more information on preservation or planting of trees under the city’s new tree preservation ordinance. They also have concerns about engineering related to a wetlands area.
