Two life-long residents of the North Kenwood neighborhood on the city’s South Side are building a new condo project at 44th Street and Lake Park Avenue.
Dutch Settlement Inc., a development entity that consist of two African-American brothers who, in the 1950s, were born in North Kenwood, will build eight condo units in a 3-story, red-brick and limestone building at 4453 S. Lake Park Ave.
“It’s our first project, and we expect to move on to bigger and better once we have finished this one, which we are dedicating to our father [Lee Anderson Pearson], who passed away two years ago,” Randy Pearson said in a phone interview last week. His brother Greg is the other partner in Dutch Settlement.
The developer bought the long-vacant 9,268-square-foot lot in 1999 and has been planning the project since. The December Chicago Plan Commission, which reviews larger developments, approved it.
Two of the two- and three-bedroom units (all will have two-baths) will be garden units. The remaining six will be on three levels of two units each.
The condos will range from 1,700 to 2,500 square feet, according to Pearson. Third-floor units will access a green roof occupying a quarter of the building’s rooftop.
Sales will begin on-site by late February, with prices set from $299,000 to $440,000, Pearson said.
Eight surface parking spaces will be behind the building. “Each unit will get one deeded parking space, included in the price of the condo,” Pearson said.
