Distinctive Companies will pay the principal and interest for 18 months for 10 buyers at its Butternut Ridge development in Manhattan and for 10 buyers at its Residences at The Shorewood Towne Center development in Shorewood.

Buyers must qualify and begin construction within 60 days while using the developer’s preferred lender.

The Village of Manhattan is also offering $5,000 to 200 buyers of new construction single-family residences within its boundaries.

Located on U.S. Highway Route 52 about three miles west of Illinois Highway 59, the development is planned for 340 residences on 214 acres. In all, 15 designs have three to five bedrooms, two to 3 1/2 baths, attached two- to three-car garages, a full front porch, formal dining room and/or living room, a great room, master bedroom suite with a walk-in closet and full bath. The eat-in kitchens have an oversized pantry. Base prices range from $259,990 to $389,990, on plans ranging from 1,825 to 4,000 square feet.

Butternut Ridge is planned for 155 single-family residences near Cedar and Smith Roads in Manhattan. In all, 16 ranch and two-story designs have three to five bedrooms and about 1,500 to 4,000 square feet. Base prices range from $259,990 to $375,990.

To visit Butternut Ridge, take Interstate Highway 80 to the Brigg Street exit. Head south to Smith Road, then east to Cedar Road and proceed a half mile south to Butternut Ridge. Kerry Ridge

Sales are under way at Kerry Ridge, a Lennar development in Chicago Ridge planned for 58 multifamily residences across the street from the Metra train station.

Kerry Ridge offers three floor plans ranging from 1,721 to 1,744 square feet with two or three bedrooms, 2 1/2 to 3 baths, eat-in kitchens, finished lower levels and attached two-car garages. Base prices range from $256,000 to $265,000.

A model of the 1,744-square-foot Bradford plan is open for touring. The raised-ranch design has three bedrooms, three baths, a two-car garage and a finished lower level.

Features include nine-foot ceilings, a living room with a vaulted ceiling, eat-in kitchen, dining room with balcony, and a master suite with cultured marble European countertops, a double-bowl vanity and a walk-in closet.

The development is off Ridgeland Avenue, just south of Southwest Highway. The sales center is at 6340 Birmingham St.

Ponds of Sycamore

Sales are under way at the Ponds of Sycamore, a development by Wiseman-Hughes Enterprises.

Floor plans include two ranch designs and five two-story layouts with three to five bedrooms, and two to 2 1/2 baths. Base prices range from $196,900 to $241,900

The development is landscaped with six ponds, a bicycle/walking trail, and 15 acres of park sites.

To visit, take Interstate Highway 88 and exit Peace Road North in DeKalb to Bethany Road. Turn right (east) to Somonauk Road, left (north) to Becker Road in Sycamore and turn right to models.
