A community of coach home condominiums, Parkview Estates, is underway by KRSS Development Corp. in west suburban Roselle. Construction has begun on the first of 12 triplex coach-home clusters that will total 35 condominium homes. Sales are being conducted from blueprints until completion in July of two furnished models. Preconstruction prices start at $63,500.

Kenneth Struck, president of KRSS, said three homes already have been sold from blueprints.

The triplex building models consist of three coach homes with two bedrooms each and a three-bedroom-plus-den unit on the second floor. Each home has an attached garage and offers such amenities as cathedral ceilings, skylights and patio doors.

The clusters will have Tudor and Colonial architectural designs with brick lower-level elevations and either stucco or aluminum for the upper level.

The Unit A model is a first-floor home with two bedrooms, one bath and patio and 995 square feet of floor area. It is priced from $64,500.

Unit B model also is a first-floor unit with two bedrooms, bath and patio, totaling 1,000 square feet and priced from $64,600.

Unit C is a second-floor home with two bedrooms, balcony and 1,000 square feet. It is priced at $63,500.

Unit D, a second-floor home, has three bedrooms, den and outdoor deck. It is priced from $75,990 for 1,450 square feet of floor area.

Building features include inside entrance to a private garage, individual overhead garage doors, paved driveway, patio or balcony, deadbolt locks with door viewer, front-door intercom system and landscaping.

Baths have one-piece wall and tub enclosure, ceramic-tile floor and cultured-marble vanity tops.

Monthly assessments to the condominium association are $50 for two-bedroom units and $60 for three bedrooms. This fee includes exterior maintenance, garbage collection, snow removal and landscape maintenance.

Parkview Estates is on Lawrence Avenue, one block north of Irving Park Road (Ill. Hwy. 19).
