Greater Midwestern Development Co. has begun preconstruction sales for 24 single-family homes at James Crossing at Georgetown in west suburban Aurora.

Offered are four new two-story and split-level home designs built along a winding road ending in a cul-de-sac. The Naperville-based developer is building James Crossing on Chelsea Court at Foxhill Drive just off Eola Road.

Sandra Kanakes, vice president of sales and marketing, said the three- and four-bedroom homes offer 1,400 to 2,107 square feet and are base-priced from $129,990 to $158,990 on lots averaging 7,500 square feet.

The homes have two or 2 1/2 baths, living and dining areas, eat-in kitchens, family rooms, first-floor laundry rooms and attached two-car garages.

Kanakes said construction is to start this month, with first occupancies scheduled for spring 1994.

– Columbine Glen, a townhouse community in west suburban Lombard, has some townhouses that will be available for occupancy before the end of l993. Wheeling-based J.P. O’Connor and Co. is developing 64 townhouses priced from $160,000 to $185,000. Ownership will be fee-simple, meaning buyers will own the land as well as the home.

Lynn Fisher, sales manager, said four designs include a ranch and three two-story plans. Three of the four floor plans are available for immediate occupancy. They are the Carmel, a two-story home with two bedrooms and a loft priced at $165,000; the Delta, a two-story with three bedrooms and 2 1/2 baths priced from $183,000; and the Aspen, a ranch home with two bedrooms including a master suite and two baths priced from $185,000.

Columbine Glen is on the west side of Illinois Highway 53, a quarter-mile south of Illinois Highway 64 (North Avenue).

– Two townhouse designs are being offered in end-of-building positions at the Library Hill Townhomes in northwest suburban Wauconda.

Phase 3 sales are under way at the community, which will include 92 townhouses when complete, according to Marcia Redlinger, sales/marketing manager for the project. The townhouses are being developed by Wauconda-based Four Oaks Development Corp.

Preconstruction pricing remains in effect for a limited time. Phase 3 prices range from $108,900 to $131,900 with delivery in summer of l994, Redlinger said.

The Chaucer and the Hemingway, two designs typically positioned in the middle of a building, are now also being offered as end-of-building homes.

The Chaucer is a 1,441-square-foot home with two bedrooms and loft, priced from $119,900. Options include a third bedroom, second bath, whirlpool tub, basement or walk-out basement. There is a premium charge for an end unit.

The 1,371-square-foot Hemingway has two bedrooms and loft and is priced from $110,900. A third bedroom, second full bath, whirlpool tub, full basement or walk-out basement and deck are optional. There is a premium charge for end-unit position.

Five two-story designs are offered at Library Hill, ranging from 1,330 to 1,708 square feet with two or three bedrooms, 1 1/2 to 2 1/2 baths, patios and one- or two-car garages. Walk-out basements are available as an option.

Buildings at Library Hill may include from three to eight homes and are constructed of stone and aluminum siding.

Library Hill is at Main Street and Garland Road, two miles northwest of U.S. Highway 12 (Rand Road) and Illinois Highway 176.

– Tracy Cross & Associates Inc. will present a seminar, “Forecast 1994-95: Chicago Metropolitan Area Housing Forum” from 1 p.m. to 5 p.m. Dec. 7 at First Chicago Center, Monroe and Dearborn Streets, Chicago.

Tracy Cross, president of the real estate research company, said the seminar will focus on trends in residential development, with concentration on the Chicago area.

Scheduled speakers include Cross; Mitchell B. Rouda, associate publisher and editor-in-chief of Builder magazine, published by the National Association of Home Builders; and John Huizinga, deputy dean and business economics teacher at the University of Chicago Graduate School of Business.

– Cambridge Homes has opened its final area of 45 single-family homes at the Highlands of Fairway Ridge in north suburban Gurnee.

So far, 85 of the 158 homes planned in the Highlands have been sold since it opened in October, 1992. Prices in the remaining section range from $173,990 to $192,490, according to Richard J. Brown, president of Cambridge Homes.

The Highlands offers five home styles, ranging from contemporary tri-level and split-entry, to traditional two-story designs. Three of the home styles are open as fully furnished models.

The Highlands model/sales center is one-half mile north of Illinois Highway 120 on the east side of Hunt Club Road.

– Three new models are open at Park St. Claire, a single-family community developed by Hoffman Homes in northwest suburban Schaumburg.

The 2,383-square-foot Winston is priced from $268,990. The Carlyle, priced from $254,990, has 2,469 square feet. Priced from $309,990, the Sheffield offers 2,766 square feet.

The floor plans have volume ceilings. The plans also include living and dining rooms, family rooms and first-floor dens. First-floor full baths are optionals. The Winston and Sheffield have three-car garages.

Base prices include basements, air conditioning, furniture-quality wood cabinets in the kitchen, built-in appliances and ceramic tile in the entry foyer and baths.

The model homes are on Meacham Road one-half mile south of Higgins Road (Illinois Highway 72).
