After much wrangling with a developer over park land donations, the Village Board voted narrowly Tuesday to give preliminary approval to plans for the proposed North Haven subdivision.
Lake Zurich trustees voted 3-2 to give Welch Development Corp., Kildeer, permission to move forward with plans to build 29 single-family homes on 22 acres northwest of Illinois Highway 22 and Buesching Road.
The homes would range in price from $250,000 to $300,000, said Gary Welch, president of Welch Development.
Board members had opposed the plan because they said that Welch was not donating the required amount of land for park space. When Welch said he would also make a cash contribution, the board said his $20,000 offer was short of what they required, and they preferred land over cash for parks.
Lake Zurich’s ordinance governing park land donations requires a donation of 1.31 acres or a cash contribution of $30,708 for a development the size of Welch’s, village officials said.
The Village Board accepted Welch’s offer of 1.04 acres of park land and a cash donation of $30,000.
In addition, the maintenance of fences, landscaping and entrance signs along Buesching Road will be made the responsibilities of the North Haven Homeowners Association as part of their mandatory dues, Welch said.
Welch said he would return before the board to seek final approval in 60 to 90 days.
