The Village Board has accepted the Prime Group’s final plat of development for the first phase of a project that eventually is to bring nearly 1,000 homes to the village’s south end.
There’s some controversy, however, concerning 23 contingencies that must be met before full approval, such as letters of credit ensuring a water-treatment plant and improvements to Illinois Highway 47, which runs past the development site.
If the provisions are not met, Chicago-based Prime won’t be able to continue with the project, said Huntley Village Administrator Robert Nelis.
The main concern at last Thursday’s Village Board meeting was that Prime needs to commit to helping pay for improvements to Illinois 47, because of the high traffic volume Prime’s 330-acre, 975-home development would create.
“We need a letter of credit because if something happened to you guys, we’d (Huntley) have the houses and traffic, but no road,” Nelis told Prime officials.
