Kirk Corp. has agreed to comply with the demands of the Carpentersville Plan Commission regarding the proposed Gleneagle Farm Multifamily North subdivision.
“The preliminary plan as proposed failed to meet several criteria of the village’s development regulations,” said Dan O’Malley, acting village manager.
The property is part of the larger Gleneagle Farm at Randall and Binnie Roads. Gleneagle Farm has 189.9 acres. The subdivision in question would contain 19.8 acres and have 23 buildings totaling 119 dwellings.
The site is not to be confused with the not-yet-approved Gleneagle Farm single-family home development, also proposed by Kirk.
“The single-family plan was totally unacceptable, violating codes and ordinances that the developer would not change,” said Neal Hopkins, plan commission chairman.
With the multifamily proposal, problems arose over engineering, landscape screening and wetland standards.
Changes will be made to meet the minimum residential lot depth requirement of 100 feet, Hopkins said.
Because the project affects designated wetlands, the developer must submit a permit from the Army Corps of Engineers, or proof that no permit is required.
Under village ordinance, the development also would have to provide a 12-foot landscaped area along double frontage lots.
The commission’s recommendation for approval now goes to the Village Board for action.
