Two Terrestris Development communities, Hilldale Green in Hoffman Estates and Victoria Meadows in Oswego, are offering closeout incentives.
Hilldale Green, an 86-home community, has two vacant home sites and four spec homes available for sale.
The spec homes are available for immediate occupancy and have been discounted by as much as $11,199 from original pricing.
They include the Oxford, a 2,110-square-foot ranch, priced at $294,400; the Manchester, a 2,214-square-foot two-story, priced at $299,200; and the Chelsea, a 2,560-square-foot two-story with four bedrooms, priced at $340,300.
At Victoria Meadows, a community of 116 duplex homes, seven homes remain for sale–three models and four spec homes, the latter ranging in size from 1,733 to 2,107 square feet and priced from $117,510.
Hilldale Green is located at Higgins Road and Huntington Boulevard, next to the Hilldale Golf Club in Hoffman Estates.
Victoria Meadows is at Odgen Avenue (Illinois Highway 34) and Douglas Road in Oswego.
– A three-bedroom, three-bath 42nd-floor condominium in Lake Point Tower will be offered for auction by Sheldon Good & Co. at 7:30 p.m. Thursday, Oct. 16, at the Chicago O’Hare Marriott, 8535 W. Higgins Road.
The 3,600-square-foot condo, at 505 N. Lake Shore Drive in Chicago, has a fireplace, marble and hardwood floors and a whirlpool in the master suite.
The property will be sold without reserve, subject to approval of Cook County Circuit Court.
Open houses will be held from 1 to 3 p.m. Oct. 4 and 12.
– Pre-construction sales have begun at the Beacon Lofts, a 48-unit condominium development at 927 W. Adams St., on Chicago’s Near West Side.
Brick and steel-framed construction at the Oculus Development Corp. project provides up to 18 feet of ceiling height, allowing construction of mezzanine levels overlooking the main living area.
Fourteen-foot-tall window walls lead to private balconies or terraces.
Base prices range fom $108,900 to $141,000 for one-bedroom units and $181,900 to $231,900 for two-bedroom layouts. Penthouse residences start at $239,900.

– Eighteen floor plans are being offered at Olympia Lofts in the Greektown neighborhood on Chicago’s Near West Side.
Three of those plans are especially suited to young professionals, according to Joseph Freed Homes, co-developer with Centrum Properties Inc.
The trio of one-bedroom-plus-den plans range in size from 886 to 960 square feet with pre-construciton prices ranging from $128,900 to $148,900.
The seven-story former garment factory at 843 W. Adams St. offers 66 one- and two-bedroom loft condo plans and a small selection of duplex units.
In addition to the three one-bedroom-plus-den plans there are three styles of one-bedroom, one-bath plans ranging in size from 842 to 905 square feet and priced from $114,900 to $137,900; five two-bedroom, one-bath designs ranging from 1,118 to 1,145 square feet and priced from $146,900 to $169,900; two two-bedroom, two-bath lofts with 1,400 square feet priced from $195,900 to $219,900; and seven penthouse duplexes with roof decks with 1,246 to 1,544 square feet and priced from $223,900 to $266,900.
