The Fox Lake Planning Commission is in preliminary discussions with Libertyville-based Cambridge Homes concerning a 274-unit development of townhouses to be located just southwest of Illinois Highway 134 and Nippersink Road.

Jerry Conrad, Cambridge senior vice president, presented the commission with a preliminary plan for the 81-acre plot that included two types of homes, duplexes and triplexes, ranging in price from $115,000 to 150,000.

The duplex model would consist of two townhouses ranging in size from 1,330 to 1,600 square feet, while the triplexes would have two, two-story townhouses and a flat unit over the building’s garage. The triplex units would range in size from 1,000 to 1,550 square feet.

“This is a very challenging site, but we’re very interested in it,” Conrad said. “We want this to be a showcase when it’s done.”

Following Conrad’s presentation last week, the commission expressed a variety of concerns, including the apparent lack of amenities, such as walking paths and a park, but did approve the preliminary plans 4-1.

The dissenting vote came from Commissioner James Walton, who questioned why larger, single-family homes could not be built on the site.

“I think everyone has a preference for nice, big, single-family homes, but not everybody can afford to live in them,” Conrad said after the meeting.
