The debate over a three-building development proposed for Old Arlington Heights Road near Buffalo Grove returned to Village Hall in both public and private meetings.

Opponents of the project by Tandem Realty Corp. of Chicago are concerned that the five-story buildings would bring too many people to the area, increasing traffic and raising safety issues.

Several residents from the area surrounding the project met with Mayor Arlene Mulder and village staff members during a two-hour session earlier this month.

Of the 108 units, 21 would be classified affordable and cost about $129,250 to $140,000. The other units would sell for prices in the mid- to high $200,000s.

“The project is not compatible with the surrounding area,” said Craig Horwitz of Buffalo Grove, who attended both meetings. “I agree we need affordable housing, but we ask that it be done in a smaller venue.”

Traffic will improve once roadwork is completed on the village’s side of Old Arlington Heights Road, which the village and the developer are paying for, Mulder said. But she added that Buffalo Grove would have to do its part by repairing its portion of the street.

Mulder said the meeting allowed village officials to explain the plan’s details.

The residents also asked that the developer include more green space in the plans. The developer did not have a representative at the meetings.

Last month, trustees approved preliminary plans. Developers must now refine their plans and go before the Plan Commission, which would make a recommendation to the board.
