Hearthside Homebuilders has a model available for immediate delivery at Sunset Lakes, a development of semi-custom single-family residences in Manhattan.

The Essex model, with over 3,200 square feet, includes four bedrooms, 2 1/2 baths, a finished basement, and a three-car garage. Priced at $599,900, it sits on a landscaped cul-de-sac lot.

In all, 10 floor plans with three to five bedrooms and two to three baths range from 2,500 to 3,200 square feet and are base-priced from the low-$400,000s. Lots also can be purchased, starting at $130,000.

Lexington Park

Lexington Homes has three models open at Lexington Park, a development of 120 townhouses near downtown Des Plaines.

Three floor plans ranging from 1,605 to 1,913 square feet are base-priced from $324,990 to $379,990. The three-story plans have two or three bedrooms, 2 1/2 baths and attached two-car garages.

The Warrington model is a 1,758-square-foot plan with arched entryways, a kitchen pass-through, a built-in window seat in the master bedroom, and a den off the kitchen. It is priced from $348,490.

The main level has a den, powder room, laundry closet, living/dining room with a Juliette balcony, and a balcony off the kitchen.

Upstairs, the Warrington has two master suites on opposite ends of the unit, or buyers can opt for two secondary bedrooms in lieu of a second suite.

The Heritage of Palatine

Six models are set to open Sept. 6 at The Heritage of Palatine, a 48-unit condominium development in downtown Palatine. Designed by HKM Architects, the building exterior has two corner turrets, decorative limestone cornices, staggered rooflines and concrete balconies.

“The most notable model is our eco-chic Colfax model in which the design team used many eco-friendly materials,” said Katie Campbell of R. Franczak & Associates.

In all, 13 floor plans range from 1,126 to 1,716 square feet and are priced from $246,900 to $374,900. They have one or two bedrooms, some with dens, and 11/2 or two baths. Each condo includes a balcony, indoor heated parking and storage. First occupancies are scheduled for Oct. 1.

The 1,515-square-foot Colfax model is a two-bedroom, two-bath design with views of the kitchen and great room from its entry. It is priced from $334,900.

According to Beth Severson, co-owner of MB Interiors, the model incorporates sustainable, organic, recycled, and reclaimed materials, Energy Star products and low VOC (volatile organic compound) paints.

“Some of these eco-chic accents include bamboo wood floors, green-guard recyclable wall paper, shelves made of reclaimed railroad ties, draperies and pillows made with organic cotton and hemp fabrics, sand cast recyclable aluminum chairs and a table made from reclaimed auto and bicycle tires,” said Severson.

During the grand opening, developer R. Franczak & Associates is offering special financing and upgrade incentives to buyers. They include locking in an interest rate for one year with the ability to lower the rate before closing for those who qualify for a Preferred Builder Discount Program.

Other incentives include upgrade designer packages on pre-construction units and no closing costs or up to one year of assessments paid by the builder on select units. The developer is also securing Federal Housing Administration-insured financing approval, which will allow down payments as low as 3.5 percent to qualified buyers.
