A stalled Crown Point subdivision is getting a jump start after local officials approved a new developer to finish the project east of Interstate 65 and north of 113 Avenue.

The Crown Point Plan commission has approved Ryland Homes to finish the Edgewater subdivision, with a number of modifications to the original plans. The Plan Commission voted unanimously to approve granting the primary subdivision plat to the Edgewater Subdivision.

“I’ve been there 6 years and its not our (city of Crown Point) quality,” resident Scott Hawkins said. “Let a quality builder get it done. I can’t wait for it to happen.”

Residents have complained about the maintenance of streets and parks at the subdivision, but the city does not take over such work until the subdivision is complete.

Ryland Homes, which has a pending contract to purchase the subdivision, received a wvariance from the Board of Zoning Appeals allowing it to avoid the city’s requirement of a 100-foot setback from I-65. Ryland had reached an agreement to put in the shorter 20-foot set back but with a substantial berm with trees planted on the ridge.

The developer also agreed to a park and a dedicated right-of-way, along old rail road tracks, to the city for part of the bike path. That section of old rail road tracks connects to the west side of I-65 via the underpass that had been built for the railroad when I-65 was constructed.

Among other road improvements, Mississippi Street also will have to come to 113 Avenue as the second entrance into the subdivision to meet city fire safety standards.
