The six-unit condominium building planned for downtown Valparaiso hit snags Tuesday, but the developer intends to continue with the Morgan Boulevard building.
Developer James Ford of LJF Investments said at Tuesday’s Site Review Committee meeting that because there is no nearby sewer line for the six three-story condo buildings, the increased cost threatens the project.
“That’s going to kill the project. There’s not enough money to put in sewers,” Ford said.
City officials suggested connecting the condos on a lateral sewer line and connecting to a line on Valparaiso Street. The condo association would have to maintain that lateral.
By meeting’s end, Ford said, “I think we’re looking forward. We have to look at some things.”
The planned complex received multiple variances from the Board of Zoning Appeals in April, including for density on the site and height.
Ford said he changed the architecture of Morgan Place Townhomes, 153 Morgan Blvd., to match the neighborhood, and he and the city are still working on stormwater detention, which are both concerns of neighbors.
