
Duke Realty has asked the Aurora City Council to approve a second, alternative plan for development of a building at 2865 Duke Parkway in the Butterfield East corporate subdivision.
The second plan would be for a warehouse, distribution and storage services building, near the Follett Higher Education Group building.
Duke is seeking a waiver of final plan requirements to create the alternative plan so the company can have more flexibility in marketing just what kind of building to build there.
The optional plan would have minor modifications to the previously approved final plan to convert the trailer parking and docks along the north side of the building to vehicle parking with an additional entrance.
The second option would change the amount of parking from 512 spaces to 1,024 spaces, and decrease trailer parking from 228 spaces to 171 spaces. In the alternative plan, the building also would be shifted about 30 feet to the west.
In order to maintain flexibility, in this option Duke is proposing to stripe the parking islands along the north side of the building to allow for the reconversion of trailer parking and docks if needed in the future, according to a city memo.
If aldermen approve the second option, Duke would be able to build the proposed building under the original final plan, or the new optional one.
The council is set to vote on the second plan on the consent agenda at the council meeting at 6 p.m. Tuesday in the council chambers, City Hall, 44 E. Downer Place.
