When a family has experienced the elegance and quality of a Charles Page-designed home but wants to downsize to an equally luxurious but more compact home, what are their options? They are finding that they can turn to Charles Page again for a home that better serves their current needs.

Page continues to be active in designing homes to meet the needs of clients who are ready for a new home designed with the signature features that have made Charles Page homes some of the most admired on the North Shore.

“Lately, former clients who have changing lifestyle priorities have contacted me to create new homes better suited to their current needs,” Page says. “They desire the same high standards of luxury yet with more convenience, state-of-the-art features, the newest technology as well as the architectural beauty they are accustomed to.”

Page, who has been designing and building luxury North Shore homes for more than 50 years, is well-positioned to interpret changing trends in lifestyles and preferences.

“I have seen important changes in home design over the years, and it is especially apparent when planning homes with those who want to downsize,” he says. “Some of these changes are the popularity of the open concept, which features the elimination of the formal living room, and combining that space with the family room to create an expansive great room. Formal dining rooms are also declining in importance as many buyers want a dining area within the great room. Kitchens are also a crucial component of this open concept, and a signature feature in Page homes is the kitchen with a sitting area and a fireplace. The open concept that is so popular with those who are downsizing is also trending in many larger homes today.

“Many of my homes now include an elevator, and even buyers who are downsizing often want a three or four-car, multi-use garage.”

One thing that hasn’t changed over the years is the popularity of Page’s signature screened porches in homes of every size. These rooms are beautifully appointed and they become an integral part of the living space.

Page has recently designed a home for a repeat buyer who owned a 7,000-square-foot Page home for 16 years and wanted a more streamlined lifestyle than was possible in a six-bedroom residence with a full finished basement on an acre of land.

“I assessed their current needs and preferences, and designed a new home on a 1/4-acre teardown site in downtown Winnetka. The new two-story home has 3,700 square feet, and both the home and the property provide elegant living with less maintenance.”

Page is designing new homes for several clients who have owned other Page-designed homes. His son, Steve Page, also an architect, operates the homebuilding division of the business.
