What’s better than an $8.2 million house going on the market in Naperville? How about one with an asking price of $10.5 million? If they sell for what their owners are asking, they will be among the most expensive residences in the city.
Certainly one of Naperville’s priciest home listings of all time, a 21,709-square-foot, Tudor-style brick mansion at 1112 Shamrock Court is being marketed for $10.5 million. It’s been on the market — and pulled — twice since January 2021 but the asking price has remained the same.
“The house is a compound basically. It’s like a resort that you don’t have to leave because it has everything you could ever want,” said Lauren Dayton with Jameson Sotheby’s International Realty.
The Real Deal, a real estate news agency, says the seven-bed, 12-bath mansion on 2.5 acres is likely one of the most expensive single-family listings ever seen on the suburban market. From a large chef’s kitchen and butler’s pantry to a wine cellar that transports you to Napa, Dayton said the home is great for entertaining.

It also boasts a lower-level sports bar equipped with keg coolers and giant TVs, game and theater rooms, a full spa and gym, and a lap pool that allows you to not only adjust the current so you can swim faster or slower, but a thermostat allows you use it as a hot tub or change it to a cold plunge.
Perhaps with the characters from “Dynasty” or “Dallas” in mind, the three-story house built in 2017 can easily accommodate multiple families or generations, Dayton said, because each bedroom has its own suite with private bathroom and walk-in closet.
Other amenities include geothermal heating and air conditioning, heated floors, water purifier, multiple laundry facilities and hot water heaters, eight fireplaces, outdoor pool with pool house and outdoor kitchen, attached 10-car garage, and outdoor hot tub, grill and firepit.
Not far away is a home that’s currently the city’s second-most expensive residence on the market. With an $8.2 million pricetag and two adjoining lots also for sale, the 15,400-square-foot home at 222 W. Van Buren Ave. offer a unique opportunity for residential or commercial use, or maybe both, thanks to its transitional use zoning and proximity to downtown Naperville.
Initially listed for $12.75 million with the two vacant lots included, all three properties are now being sold on their own. Each lot is marketed at $1.5 million.
No offers on the two vacant parcels will be accepted until the house sells to ensure the residential buyer has first crack at purchasing one or both additional properties, said Realtor Katie Minott, who is listing the property with Kim Marino of @properties Christie’s International Real Estate.

Realtor Patty Gustin, a Naperville resident who is also a DuPage County Board member, said the property has huge potential for any would-be buyer.
“The corner lot could be converted into condominiums, upscale townhouses or any commercial opportunity (because of the transitional use zoning),” Gustin said.
“A lot of the time you have a number to identify the value with respect to square footage but this is really unique because it’s part of the TU district so there is more value and opportunities to do more with the parcel than just the residence.”
The five-bedroom, nine-bathroom home built in 2019 is on just over a half acre. Minott said it is the last vacant corner in downtown Naperville.
