First come, first serve is a sacred notion when it comes to selling almost anything. However, just as sacred is the right to look elsewhere or simply refuse to buy if the feeling exists that a product has been ”picked through.”

”No way can anyone in the market for an upscale townhouse in an excellent Arlington Heights location have that `picked through` feeling when visiting at the Colony of Lake Arlington Towne,” said Alice Burgston, sales manager for Kimball-Hill Inc.

”Choice homesites and top-of-the-line home styles still are available. Five of the last nine remaining homes to be sold at the Colony are on the lake with excellent views.”

Although Burgston said it doesn`t always happen this way, at the Colony, a development of 80 townhouses priced from $162,250 to $186,320, some of the best has been saved for last due to the construction sequence and the location of the models.

The Wales is a two-story plan with 1,504 square feet, three bedrooms, 2 1/2 baths, attached two car garage, fireplace, central air conditioning and wood deck. Burgston said there are two of these homes available on lakefront sites.

The Bristol is a ranch with 1,612 square feet, two bedrooms, two baths, family room and attached two-car garage.

”The Bristol is an end-unit, which means three sides of the home are getting light. So it is bright and cheery, featuring a kitchen with breakfast room and a master bedroom with a volume ceiling that overlooks the lake,” she said. ”We have two of these lakefront homes available; one of them includes a fireplace.”

The Milford is a two-story model with 1,892 square feet, three bedrooms, 2 1/2 baths and first-floor den.

”There is one remaining Milford on the lake. It features a fireplace, two living room skylights and one in the master bath, a designer kitchen, formal dining and living rooms and a master bedroom with double-door entrance and volume ceiling,” Burgston said.

With all five remaining lakefront units, Burgston said buyers can finish the townhouse to their individual tastes.

”They can still choose cabinets, wall and floor tile, carpeting and wood trim as well as things like garage door opener, humidifiers and kitchen appliances,” she said.

Lake Arlington Towne is at Palatine and Schoenbeck Roads in northwest suburban Arlington Heights.
