A traffic consultant who has studied a proposed housing plan on the former Cuneo estate offered suggestions Saturday for the developer to mitigate the effects of a projected increase in traffic.

Robert J. Andres of Civiltech Engineering Inc. of Itasca presented his findings at a special meeting of the planning and zoning commission Saturday.

The consultant was hired by the developer, the Zale Group of Buffalo Grove, to perform a traffic study.

Andres said Gregg’s Landing, as the development will be called, will bring an additional 1,300 vehicles during peak morning hours, between 7 and 8 a.m., and an additional 1,700 vehicles during peak afternoon hours, from 5 to 6 p.m.

To lessen the impact of increased traffic, Andres suggested that Butterfield Road be widened to four lanes from three and that Milwaukee Avenue be widened to six lanes from four. In addition, Allanson Road should be widened to three lanes from two, he said.

The purpose of the meeting was for commission members to see the preliminary site plan, as presented by representatives from the Zale Group.

The plan calls for building 2,130 single- and multi-family homes and condominiums on 1,100 acres between Milwaukee Avenue and Butterfield Road, just north of Hawthorn Center. In addition, 479 acres of the development or 48 percent will be dedicated as open space, said Jerry Hoskins, Zale Group vice president.

The next meeting is scheduled for 7 p.m. Sept. 28 at Village Hall, 290 Evergreen Drive. A public hearing will follow.
